    I suppose , when we look back we will probably regard getting the offer as the `easy` bit.......!

    Great news, Dan-Dan.

    Good luck. My tip to ensure a speedy and safe journey to L/C is to do a bit of sales progressing yourself.

    Keep in close contact with your solicitor and EA, phone them at least once a week. At every conversation ask them "Is there anything you need me to do".

    It is a good idea to get your purchaser's contact details so you can quick answers to any queries and iron out any little niggles that may crop up.

    Keep a detailed log or diary of everything and back up all conversations with a note in your diary and a quick email.

    Great news

    If you and the buyer can swap phone numbers this can be invaluable for smoothing the journey to completion and sorting out any problems before they become delays. This is not for everyone but its helped with my DD's purchase no end. You can always block them later!

    I think it may possibly be an age thing. I have recently been viewing bungalows and decoration doesn't put me off. But then I am not of the generation who have to have everything perfect immediately.
    My current house I bought in 1982 , it was built in 1961 had a parkray solid fuel fire, 1970s wallpaper and strange carpets. It was what we could afford and we just slowly over time changed the decor, upgrading as necessary. We were lucky to just be able to afford to buy before the prices in our area went mad.
