    When we went looking for our first house my wife couldn't see past the decor in most of them. The one we ended up buying was top of her list because she said it wouldn't need redecorating for a while. Fortunately it also had good room sizes and didn't need anything doing structurally. So we both agreed on buying it. This was during a time where houses were selling very quickly. We bought it before they'd had a chance to get a 'For Sale' sign up...

    Fast forward 10 years and we put the house on the market again as we need to upsize due to our expanding family.

    In the current market I don't think you can afford to underestimate how many people will view a house and judge it on the state of the finishes in the rooms. My wife was terrible for it (and still is, until I remind her that a room can be redecorated).

    I redecorated the house top to bottom before putting it on the market and it seems to be getting plenty of viewings now that spring is with us. One constant comment to the EA when they ask for feedback is how good the finishes are in the house, and although we've not had a straight offer as yet we're getting plenty of interest.

    That's why you have to try and get her to watch at least one of the programs.

    Sarah is nicer than Phil, but Phil's houses are more like yours i.e. need more work.

    BTW if your front door can be painted paint it Chelsea blue. Apparently that front door colour helps sell houses.

    I only realised a couple of weeks ago that I was conned into buying my flat with it (and the fact it has a small garden.) :o
    I'm not cynical I'm realistic :p

    Sorry but it needs work.

    The decor is terrible. The carpets etc are well past their sell by date.
    the property looks dingy, depressing and unloved. I appreciate it's the tail end of winter but the garden is a shambles.

    Do the work, spend some money, time and effort.

    Either that or reduce your price.

    You need to think with your head on this one. I know it was a much loved relative's home but that's not what you are now trying to sell.

    You need to think like a property developer. Go visit a few show houses in your area. Look and learn how a house should be presented for sale.

    As it currently stands your property misses the mark by a country mile.

    Thank you LL , i appreciate your err , bluntness lol (and expertise i know you were an EA as well)

    We thought (i am not saying we are experts obviously) that priced at 325k , knowing we would take 10k less than that , was enough to get a buyer as we have spent lots of blood sweat and tears here looking after Nan and now just want to get on with our lives elsewhere

    So we made sure the place is CLEAN and uncluttered , i think that has been done OK , but yes , the house would need modernisation everywhere , we know that , if it didnt , we would have put it on for more....?
    I am starting to get the vibe (within myself as well as on here) that we will never get a buyer whilst its up at 325k even tho its only been 4 weeks :eek:

    Also , we KNOW the decor is awful , and the carpets etc , they have been there since the late 70`s!!

    this is how propertys end up when two old people have it , one dies and the other lives another 18 years :-(

    I went to see the estate agent on Tuesday , and i know to them , i must come across with no patience, but i said to him , deep down , i`m worried we aren’t going to sell whilst priced at 325k , he gave me the sales thing , 74% of their properties are under offer etc etc , but i know a large majority of there portfolio is 2/3 bed family houses that are the quickest movers , he told me to be patient and they will do their best to get the right price

    I`m impressed in a way because we have a fixed price deal , so it matters not if they sell it for a quid or a million , they get the same payment

    The thing is , i get the impression they dont want to be told what to market it at , just through professional pride , how do i get past that ,and get them to market it at what i might think is more realistic !?

    When you're selling you have to be as critical of your own home as possible I think.

    Ask yourself this. If it were someone elses house, would you buy it at the price you're asking. Be brutally honest with yourself. Where would you try and knock money off the price if it was someone elses? Would you look at it and think there was a lot to do?

    I brought my property from old people.

    They had the decency to:
    1. Get out the paint brush and paint every single wall white in every room apart from 4 walls in different rooms.
    2. Paint all visible skirting boards and doors white.
    3. Paint the front door and outside cupboard door Chelsea blue
    4. Repair the fence and keep the garden neat.
    5. Cover the carpet tiles in the kitchen with vinyl.
    6. Change all the fitted wardrobe doors
    7. Remove all polystyrene ceiling tiles and put paper on the ceilings.
    8. Retile the bathroom

    The guy doing most of the work had a heart condition so got help from their children and neighbour.
    I'm not cynical I'm realistic :p
