Apart from one all the houses we've bought needed doing up, not just decorating either. One wasn't mortgagable so we got that at a really good price. We bought our first house in 1968 before we got married (I thought it was awful and couldn't really see what it would be like done up but my hubby to be could). We did it all ourselves with a bit of help from friends, apart from the electrics (needed a complete rewire). It took us 3 years and we moved into a beautiful home after we got married in 1971. We sold it about 3 or 4 years later (hubby had a new job to go to on the South Coast). This is what one of the estate agents details said
'This is without doubt the housewives' dream house. This could be given the 'Homes and Gardens' accolade'. Another one said 'We can say without fear of contradiction that this is the finest property of its type that it has been our priviledge to offer'. Nowadays I don't think they would be allowed to say this type of thing. It was lovely to read after all the hard work we (especially hubby) put in.

It was a 1930s house and nothing had been done apart from a bit of decorating since then. I wish I had kept the original details but only kept the ones that were done when we sold it. We bought it for £5,900 in 1968 and sold it for £16,500 6 or 7 years later.

Forgot to say that apart from the first one we've lived in all the properties we've renovated even the one that wasn't mortgagable.

I've heard it said before that you must give a room a purpose, so a spare room should be shown as a bedroom. Are buyers really that unable to visualise a bed in the room?

I have a desk in the room, a cupboard, and no clutter. Its been freshly decorated. But I don't want to have to go to the bother and expense of putting a bed in it.

Surely the lack of a bed shouldn't make any difference as empty houses sell.
It depends on how big the desk and cupboard are.

If it looks like a proper office which my spare bedroom is it's not a problem.

However if there is loads of empty space then use freegle or gumtree to get a second hand bed, then get cheap bedding to dress it.
    I'm not cynical I'm realistic :p

When we sold, we had an offer, we accepted and then two weeks later they pulled out because they didn't like the colour of the walls in the lounge...

We then dutifully painted the lounge magnolia. We had an offer a few weeks later and the chap subsequently bought our house. We walked past it a couple of months after and he had his lounge windows wide open so we glanced in (nosy!). Guess what colour he had painted the lounge???? Yep - the same bl*ody colour that we had painted over!
  • We too have had 'doer-uppers', but surely the point of the Phil Spencer programme is to get the house to sell for the price the people want, not the price it would be if sold in its present state? Of course people will buy less than perfect houses, but not for top price!
