    In a way , we are , but at the same time we are loath to spend money we havent really got (we are selling the house as left to us and others in our Grans will) the house will need modernisation
    We have completely decluttered , scrubbed guttering , greatly increased kerb appeal etc but are not sure its financially the right thing to do to start stripping walls of 30 year old wallpaper etc
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    I cant stand the man nor his sidekick Ms Allsop.

    They are both estuary English muttering priveledged southern gits who have done much to help the stoking of the housing bubble and profiting from it. aside from that,they are also responsible for contributing to the constant stream of low grade pap which the muggings Brits pay a licence for.

    I think there can be a vast difference between a project and a badly presented house. For example, our house (1970's build) had out dated decor, polystyrene on the wall, no boiler etc so was a project. Don't be fooled though, it was still immaculately presented, very, very clean and tidy. Had it been outdated AND badly presented we would have been less inclined to view. I think if the house is well presented and priced competetively you will get a sale without doing the work. If it needs things like re-wiring, new plumbing etc then a lick of paint wont sell it. A good price will.
    If, however, it just needs a bit of neutralising, if the basics are in good nick, then spend the time and money painting it and putting in neutral flooring etc. Then you wont have to drop the price and you should attract buyers.

    Dan - if your house is what is known as a Probate sale, then basically just remove your relatives' possessions, give it a good clean through, keep on top of the garden and market it as it is.

    If you try and start stripping 30 year old wallpaper you may well find chunks of plaster coming away too. The electrics will probably not be up to modern day standards - the wiring might be ok but the consumer unit may well need replacing. The central heating system may need updating, additional insulation......

    Once you start you may find you have a bigger job on your hands than you anticipated. It could well be more than a quick lick of paint and a few new carpets.

    You say you don't really have the funds, you also need to factor in the time too.

    Price it competitively and let someone else take on a refurb project.

    We do live in the house as well but yes a probate sale , it is very clean , very decluttered , we carried out that sad task over many weeks , so there is no junk or old furniture to remove

    The fronts and backs are well kept and we keep it as tidy as possible

    Reluctant to spend money as we are not sure , in this case , it will reap any benefit , so at the moment have stuck with keeping clean and tidy , in good state of repair and hope the right buyer comes along

    Ah well, at least your grievances with them aren't based on lazy stereotyping and bitter, chip on the shoulder, reverse snobbery.
  • My parents had their bungalow up for sale for months with no luck. My wife and I ended up blitzing their house over three weekends and painted all of the ceilings, walls and woodwork to freshen the house up. We de-cluttered the place and put up a few cheap paintings. It sold within three weeks.

    Most people can't see around old fashioned or tired decorating to see the potential. Others just don't want to have to move into a new home and start decorating immediately. Especially in our case as our sales market was older, retired people who really didn't want the hassle of redecorating.

    It cost us a couple of hundred quid in paint, and fixtures but it more than paid for itself with a quick sale. Its also harder for buyers to push for a reduction in price if they don't have anything to moan about.
  • The vast majority of people can't see through this stuff. It's not that they're stupid, they just know that the house isn't very nice but can't put their finger on why.

    I've moved house a lot, and every property's been a "project". I have one family member who, without fail, on first visiting the new place will be visibly shocked and completely unable to say anything positive about it. He'll visit again a year later and be literally open-mouthed at the difference (and massively resentful that we've been so "lucky" and made a lot of money on it!).

    It's the properties that are just generally a bit dated that benefit the most from a bit of tarting up. If it's a compete wreck, people can see the potential a bit more whereas for some reason if it's all just a bit grubby and old then they can't.
