    I'm looking at replacing laminate with parquet flooring, I'm not going to have it dark which I think dates it quite bad.

    Amtico/Karndean = photocopied plastic which is more expensive that laminate ;)

    I like parquet, like proper wood block even more. Bought a sweet Edwardian cottage largely on the basis of a completely wrecked herringbone pattern wood block floor once that few believed could be restored. Absolutely stunning when done. :)

    Nobody likes cheap or tatty carpets tho.

    i agree with Fire Fox , i`m not about to cover the Parquet up , its in good condition really...

    Have ripped up all the kitchen/dining room carpet tiles , it has plain tiles on the floor which we have scrubbed clean

    Tomorrow , i have a gardener coming to help trim the back garden , and we will also weed the front , i am also going to paint the garage doors and back door that you can see in the photos

    What paint is best , gloss or is there special outdoor wood paint?

    Hi Dan, I have just looked at your house and I think it looks really very nice. Ok, so there is some work required, but there are some great pluses.
    The floors are STUNNING! Yes, the carpet tiles removed will make a big difference. To me I would want to change the kitchen lay out, so with that in mind I would just leave it as the next purchaser will probably change it anyway. (Assuming you don't want to spend decent money getting it properly sorted).. What about looking at changing the bathroom instead? That is the most 'in your face out of date' room to me. The bedroom carpet could be done - or you could get a more chintzy bed in? Sounds weird, but the mix-match of out of date and modern is distracting. For example - the trampoline is at odds with your 'target market'! I wouldn't discount family buyers - there is a lot of garden, a good size house with LOADS of potential, parking, it's detatched and in a nice site with good schools. The question is, why are you not planning on living there yourself long term?! I would!

    Hi Sugar Walsh

    My wife lived here as a kid as she was bought up by her nan , who`s house it was , we have been left it in the will but we are not the only beneficiries , so we have to sell anyway , no choice

    I would LOVE to live here , its lovely , quiet , near woodland etc , really nice!

    Thanks for your tips , we have yesterday decided (and have begun) to strip all the walls , and paint the whole house neutral , and gloss all the skirtings and doors

    We have already stripped the kitchen tiles and scrubbed the floor , and we are going to get the partition removed in the kitchen this week as well....hoping that by doing all the grunt work , someone may decide living here doesnt have to be such a project after all!

    There is the worry of spending money we dont really have on the bathroom , plus , the garage doors , they arent just dirty as you can see on the pictures , they are rotten at the bottom , so i wanted to paint them but i just dont think it will make any difference , but we cant afford to replace them! what can you do , its all a bit much really , just want to get sold and get on with life

    Well , we have :

    Painted garage doors , increased kerb appeal with nice flowers etc
    Stripped and pianted Magnolia in the front bedroom , hall way and frontroom
    Ripped up toilet carpet and bathroom and replaced with new Lino
    Whitewashed the house
    Cutting down the big tree which blocks the path up to the garden

    For those who have seen the pictures ,w e are getting EA to take new ones Mon/Tue so will post back when updated for more feedback!

    We have today accepted a viewer for sunday who has their house for sale with the same EA , i dont want non proceedable people really but apparently they have solid interest in theirs....

    What can you do , shun people like that and we could potentially lose a sale!

They still haven't sold it now even tho' the AP has dropped by £50k. It wasn't the right property for us, although we could easily buy it now. But I wonder how many other potential buyers they have been snotty with, whose circumstances have changed, but have been put off by the EA attitude.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    You are right. Don't forget people's circumstances can change very quickly. What appears to be a 'browser' may metamorphise into a buyer, if they find a buyer for their property, they win on the premium bonds, inherit some money etc.

    I tend to just let people view even if they are not technically "proceedable". If they love the house and their position changes they will come back. Circumstances can change very quickly.

    Snotty EA's are their own worst enemy. However, its even worse than that because they can deter inexperienced buyers. As a vendor I would be furious if I thought an EA acting for me had any kind of "attitude problem".

    Unfortunately some EA's do give themselves such airs and graces....
