So it’s a 200sqm 3 bed (including a master room with en suit and dressing room), it might say 4 bed, but a bedroom that you have to walk through to get to another bedroom, won’t be considered by most people.

My observations are
There are absolutley loads of 4+ beds on the market at the moment where I am, so lots to choose from and hardly any selling.
I'm looking to downsize to 2 or 3 beds, and these (provided they are priced correctly) tend to be the ones that are selling quickly0 -
I think it looks a bit dated, nice garden tho. Could do with looking less 90s!0

It's been (over)developed from a much smaller 3-bed house and the layout is really quite poor. Maybe didn't use an architect, just a builder?
- Now has that awkward set of office/dayroom/play room on the ground foor.
- The day room has the old kitchen units left installed!
- The small bedroom with no access and the master bed with no ensuite.
- The utility room is off the play room, not the kitchen.
- There's no dining room.
- 'Dining Area' blocks french doors into lounge
- The lounge is much too small for a family needing 4 beds.
- Turn lounge into a dining room
- Knock through office/day room to turn into a family size lounge.
- Make Play room a study/home office
As I said, this design should never have left the drawing board! As it stands, can't see this making super premium price in the street when so many close by are priced £££s lower.0 -
dark rooms next time when photos taken put lights on ,could be curtain choice and bit pricey,remember a buyer for every property if price is right.my bark is worse than my bite!!!!!!!!0
