Another "Why no viewers" Thread

Over 4 weeks on the market and no viewers. I have some ideas as to why but I'd like you to look and give feedback too, if you could

    Going through the pics

    Picture 2 - needs to be taken from a better angle and probably needs some lights on to see the room in it's glory. Also what's the weird stuff under the TV?

    Picture 3 - needs better angle - nice room though

    Picture 6 - remove not needed

    Picture 7 - remove not needed

    Picture 8 - remove not needed

    Picture 9 - not sure what the room is used for and also taken at a bad angle

    Picture 10 - picture needs to be taken without the rubbish in the right corner

    Picture 11 - there is too much rubbish in that room. Remove it and take the picture again or remove the picture. I need to know there is a utility room but I don't have to see it.

    Picture 13 - needs to be taken at better angle

    Picture 14 - doesn't make sense for it to be there in the series so should be removed. Also taken at a strange angle.

    Picture 15 - see picture 14

    Picture 16 - remove not needed

    Picture 20 - needs to be taken at a better angle

    Picture 21 - sort out the blind and retake

    Picture 24 - As it's the shower room a picture isn't really needed

    Picture 30 - remove not needed

    On the whole your house is well presented but there are too many pictures of rooms and halls that people need to know exist on the floor plan but don't need to see. Plus lots of the other pictures are taken at bad angles.

    I suggest you find out the price of sold houses in your area and make sure you price the same.

    Oh and I like the pictures of your garden :D
    I'm not cynical I'm realistic :p

    I like the look of your house.

    I wouldn't remove any pictures - poor angle/too many is highly unlikely to be a reason for a lack of viewers.

    Assuming the property is fairly priced, perhaps it is simply that the target market is small in and around where you live hence slow response?

    Just my opinion but there are too many smallish rooms downstairs. In comparison to the size of the kitchen, the other rooms look quite small. There is a family room, an office, a dayroom, a playroom and a utility. I would prefer to have less but larger rooms (knock the family room and lounge through? Or the lounge and office?). -Tthe dayroom looks like a kitchen (I see from the description that it did used to be the kitchen), what would I use this for? The units would have to be ripped out straight away.

    I like the upstairs :)

    Two comments:

    - pic 9 remove the picture or retake without the table in the middle. It makes the room look cramped and as if there is nowhere else to eat (whereas there is a table elsewhere).

    - There don't appear to be any recent sales in your street, but nethouseprices.com suggests that you may well be overpriced for detached houses. Is yours much bigger than the cheaper detached house? Do you need to explain why yours is the most expensive / desirable property in the road, in the sales particulars?

    It looks lovely, but probably off putting that you have to go through one bedroom to get to another.

    Plus you have lots of rooms downstairs, where as a lot of people prefer fewer but larger spaces.

    I would definitely knock the lounge through to the family room.

    Also knock the office through to the day room and whack a pool table in there :D
