On the whole, the house looks nice, but a few things about it just don't make sense to me and would put me off.
The sheer number of rooms downstairs is simply dazzling, on the drawing it looks like nearly half of the downstairs floor space is taken up by the kitchen, leaving a collection of numerous small rooms I'd have a hard time really defining a purpose for (i.e. if I needed a house with 4 bedrooms, I'd probably want a large lounge for the people/kids occupying those bedrooms). I have to admit it's hard to correctly judge the sizes of the rooms though, as there are no measurements in the floor plans. I'm also more of a fan of open plan living.
Upstairs more mystery, why can you only get to bedroom 4 through bedroom 3? Why does bedroom 4, the smallest of them all, have an ensuite shower room, while the master bedroom, which looks 4 times the size of bedroom 4, doesn't have an ensuite? What's the point of a separate shower room and bathroom upstairs? It would make more sense to me if it was one spacious bathroom with a large tub and shower cabin.
That's just my opinion. I'd have to put so much energy into figuring out the logic of the layout, I'd probably just go on to the next property...0 -
I don't like it at all personally - the layout is WEIRD and it definitely appears to have been very badly over-extended. It's also too characterless, boring and box-like for my taste........but of course that's just MHO.
Whilst it's important to have floorplans, these particular ones are not very easy to comprehend - I hate the 3D type - but nonetheless it is obvious the over-extending has resulted in a very strange array of tiny rooms on the ground floor with a disproportionate, overly huge kitchen/breakfast/family room.
Having previously bought and sold a *bottom-heavy* house - 2 beds & bath u/stairs, 6 receptions, kitchen & 2 shower rooms downstairs - I appreciate the dilemma. We bought as it suited our lifestyle - DS gone off to uni, just me & DH with acres of *stuff* and lots of hobbies to accommodate, but selling was a different matter.
Our EA marketed some of the d/s rooms as reception/bedrooms and indeed our buyers had 3 kids - the 2 teenagers were delighted to have bedrooms d/s away from mum & dad. BUT - our layout suited this.......although we had a relatively small kitchen, we had an adjoining breakfast room (17' x 11') and our main reception was 20' x 14' with a vaulted ceiling which gave the impression of more space.
I don't feel the OP's rooms (especially d/s) are in proportion - the kitchen is too big compared to the rest of them. However, someone that likes the house enough might be able to reconfigure the old kitchen (day room), playroom and utility into an annexe-type space perhaps. In any case something needs doing - opening the living room & family room to make a larger reception room might help........
Otherwise I guess the main thing deterring viewers must be that it's overpriced - I don't know the area, but guess it doesn't compare favourably with sold prices locally?
I'd advise to drop the price to £395k and see if that makes a difference.......Mortgage-free for fourteen years!

Searching around your postcode throws up some much more appealing properties for less money. Walnut Grove, Plumtree Road. Are they OK parts of town? Your place looks about £50-75k overpriced compared to those. I guess that's the main issue.
Personally I dislike render on a house. It's cheap for a builder but requires more maintenance than brick.
I also note a discrepancy between your agents floor area and the EPC floor area. Can't see what the DEA would not incorporate from the EAs plan in their assessment. EA records area as 30 square metres (323 Sq Ft) bigger. Would also query that your house is built of solid brick / block as mentioned in EPC. It looks like it was built in the 1970s.
Half of your main photo is taken up by garage door. My other half would say it looks like you're buying a garage with a house attached.0 -

The EA is probably sorting out the photos and a separate floor plan.I'm not cynical I'm realistic

Well for what it's worth, I rather like it actually. Love the kitchen in particular. But I guess it's down to price really.0
