    your AP does seem higher, and higher than that for 4 beds at the peak in 2007. How did you arrive at the valuation?

    What does your EA say about the lack of viewings?

    It's nice there was a layout/plan - unfortunately I was unable to understand it as it was too small and unreadable. It would need close scrutiny to work out what rooms do what and to see how it all works together.

    The photo overload did me in..... couldn't grasp what the heck I was looking at.

    And, yes, it's just a 3-bed house as the 4th one is really a dressing room.

    In addition to the "day room/ex kitchen" issue, and the "having to go through bedroom 3 to get to bedroom 4" there are orher issues.

    Why does the smallest bedroom have an en suite but not bedroom 1?

    The utility is in a very awkward place, and seems to have fridges in there when the actual kitchen is enormous.

    Floor plans are quite unclear as they are.

    Too many photos.

    Too much work needed to make the house workable.

    That was my point about the number of photographs and their placement in the series.

    With regard to the photos - look fine to me apart from a couple of minor things:
    1) Mismatched furniture in picture 22
    2) Lack of colour in the garden and at the front of the house.

    Otherwise presentation is good.
    The floorplan needs to be a separate tab on RM not in with the photo's. Floor plan is very important and it is currently buried in the photos and split up between the floors.

    I think the fact that you have to go through a bedroom to get to another will reduce value.

    It looks lovely, but of course there must be a smaller pool of people able to pay that kind of money, than those who can afford a more 'average' property. So I would have thought it would take you longer to sell anyway. not sure of prices in your area, butI presume you have checked it is not overpriced?

    Also, I think property in the East Midlands is moving slower than in other areas.

    The price is down to the EA. Maybe he was chancing his arm at that price. But it would put us in a weak position to lower the price this soon, wouldn't it?

    I will address the issue regarding the floorplans (I hadn't noticed they weren't on a tab, to be honest)

    Why is the front door behind a fence?

    I don't like all the rooms with no real purpose on the ground floor. Playroom, dayroom, office and snug.
