Had email from ex Mrs JackRS suggesting looking at estateagents as another house had sold in the street. So I agreed to look into it but she said she would as obviously has thetime!
She came back to me with some info and we agreed which agentto progress further with, I asked about how they were with leaving it on withemoov and she said:
‘Would have to take it off witheMoov. Just checked with them and only need to send an email, no noticerequired or fees to pay’
So I wrote back:
‘ Really why? Surely it would be better to leave on in casebuyer comes along from right move then no fees as we've already paid up tilnext summer to advertise? So the ratethey quote was sole agency, what is it for dual agency?’
To which she replied:
‘They prefer for you not to haveit on with another agent, especially online as it is confusing for viewers andmakes you look like you are desperate to selll, especially if on at differentamount. I didn't think you would have an issue with withdrawing it from eMoovso had already sent the email before you replied’
I wrote back:
‘Of course I have an issue withremoving emoov we paid upfront for a year so that's another 6 months ofadvertising and if a buyer does go through them then no fee, please tell me youhaven't just cancelled it. Of coursethey're happy to cancel as they already have their money so they now don'thaveto do any more work. You shouldn't beable to cancel without agreeing first with me. This is madness throwing away what's been paid for.
At this stage it's a case offinding out what the others charge and go through that process don't justcancel the other thing yet until we know what the options are etc and the otheris in place of course the new agent don't want others as they may lose sale.’
I contacted emoov and got it back on as obviously they’dbe happy to remove as already paid and wouldn’t need to work on itanymore. I also got a note on the fileasking for any future changes to get it agreed by both parties.
Then got this reply from her:
‘Ok so firstly I have just sent anemail to eMoov saying to hold fire on removing the property details.
But I had thought we just wantedto sell and clearly using emoov isn'tfinding us a buyer. I have told you the fees for the agents. They WILL chargeus multiple agency rates if we leave it on with emoov. I thought we knew theoptions now. What else do you need to know? I suggest you get in touch with thevarious agents yourself if you are not happy and let me know what you propose.’
I replied:
‘Will do’

Jack,
Have you visited the House buying/selling board on this forum? It is very useful and if you post details maybe they can suggest something you haven't thought of. I would make a new username so your threads can't be linked.:heart2: Newborn Thread Member :heart2:

I know when we were trying to sell mum's house none of the agents in the town would do dual agdnt, so I don't think it's ex mrs jack being awkward (for once).Unless I say otherwise 'you' means the general you not you specifically.0

Sounds pretty normal to me. General services imperfections and inefficiency (re solicitor) and usual breakdown of communication and mistrust between divorsees. Everyday stuff basically. The word "dilemma" comes from Greek where "di" means two and "lemma" means premise. Refers usually to difficult choice between two undesirable options.
Often people seem to use this word mistakenly where "quandary" would fit better.0 -

But it is such a looooong time now, it should have been resolved ages ago by now:)0 -
JackRS; hope you had a good weekend and are looking forward to Christmas, and maybe some time with your children while the legal eagles et al take two weeks off from skinning us alive?0

Hello Jack, just to let you know you are in my thoughts and prayers.
I hope you are well and still managing to keep strong.
Hope the next 4 weeks pass quickly for you and you have an end to this 2 year plus nightmare.
Take care0 -
Yes I keep checking back too. Not long to wait now for court, hang in there!0

We accepted an offer on the house yesterday, 1% less thanthe asking price, so it’s now sold subject to contract. It was through the local estate agent so haveto pay 1.25%+VAT and solicitor fees.
I have received the current transfer value for pension andobviously it’s considerably more than it was in May 2013. It’s now £345K was £277K which isfrustrating as it seems they get a benefit by delaying, although my new solicitorassures me that the judge will make allowance back to the point of separation asit is based on pension accrued while together.
House letting agent is coming to inspect rental tonight, Iguess to ensure there’s no damage etc or maybe to see how easy it’ll be to getme out? I haven’t received any further correspondenceabout court hearing for section 21 which was set to come into effect 31stOctober 2014. I am continuing to payrent so maybe they’ll let it run a bit. I may find out tonight?
My daughter is in London at uni and is registered with afirm that organises bar and waitress staff so she is working on selectedevents. She is on holiday from uni now buthas stayed in London to work some events. I have also agreed to pay her an additional amount each month to helpout.
I visited my daughter Saturday and we exchanged Christmaspresents so I’ll have something to open. I’ve decide to still give my son a gift and some money, he is still notreplying to my communications but I’ll carry on.
Not sure what to do at Christmas, I’m on holiday from 23rdDec back to work 5th Jan. Myparents have invited me there but my sister and family will be there and thatwould drive me potty, so not sure what to do yet. I will use some of the time off to sort theFMH out, things like emptying shed and loft will take a long time.
Thanks for all your support again this year, I hope in the NewYear I’ll have some agreement in place and some closure and an end to thisdrama…..
Regards

Thank you for your update Jack.
That is great news about the sale of the FH. That is one less worry for you now. Maybe this is the start of things improving for you, not before time.
So pleased you have been able to spend some time with your daughter and that she has been thinking of you too.
I know it is difficult for you with regards no contact from your son, but you are a person who has a great deal of patience, and I am sure that things will change for the better, hopefully in the not too distant future.
Is there any way that you might be able to meet up with your surfer friends over the Christmas period?
I certainly hope and pray you manage to find peace and happiness over the holiday period.
Take care of yourself.0
