    As I mentioned, even people who don't agree but provide constructive comments is helpful. It's when people are attacking and accusative that I am surprised with.

    In my experience, 28 years as an estate agency adviser and broker, the hierarchy is as follows;-

    purchase case - inspection
    remortgage at high loan to value - inspection
    remortgage at low/medium loan to value - drive-by
    remortgage at low loan to value - desktop
    product transfer - desktop with drive-by or inspection option at borrower's expense.

    If the surveyor did just look out of his car window, I'll be very irritated that I had to fork out £300! Here's hoping that's not the case.

    OK to muddy the waters just a little more.

    Lender's Valuation - at the lender's insistence.
    Homebuyer's Report - optional - a middle way
    Building Survey - optional - the Full Monty - recommend for older properties or one which might have "issues". (Moody lot these older properties:rotfl::rotfl:)

    Not one of the above is a structural survey. If you need a structural survey you need to engage a Structural Engineer. You would need one if for example an extension looked a bit ropey, external walls were bulging, there was evidence to suggest subsidence.

    A survey may flag up issues which may need further investigation, gas safety report, electrical inspections, damp specialist reports, woodworm investigations, dry and wet rot, rodent or insect infestations .......and so on.

    What kind of survey you instruct largely depends on the kind of property you are buying, what age, method of construction, any unusual materials used.

    Of course it may also depend on your attitude to risk.

    I have just paid for a full building survey £385, plus of course the Mortgage Valuation which is another £225.

    Should I have saved myself the £385 - I don't think it's worth the risk.

    If the survey is dire and flags up too many nasties meaning I have to withdraw from the sale I won't take the view that I have "wasted" my £385. I will pat myself on the back for saving tens of thousands and a lot of grief. ;)
  • My house is on the market for £182,950 i accepted an offer for £178,000 .The buyers surveyor has been from ESURV . and valued it at £165,000 we are so angry .We have a survey from 15 months ago saying the property is worth £180,000 This survey has been sent along with some property comparables to ACCORD mortgages to go to a panel to see if they will adjust it has anyone been in this situation and had a good out come very worried people .

    @barrow1956 that's who did my valuation, and the reviews I've read for E-Surv have been largely negative about the way they have conducted their surveys and the results provided.
