As long as the EA understands that exchange is for the 12th and completion for 26th otherwise it waits another month, you can let it go completely IMO

We have made it clear that we need to know asap because of renting issues etc.

Our solicitor is pushing for exchange as soon as possible, I know that she was asking for exchange today

What do you think we should do? when should we next speak to people?
    Now buying our second house:
Accepted offer 16/12/18. Offer accepted 26/1/19. Buyer pulled out 4/2/19. Accepted new offer 13/2/19

FTB: Offer accepted 23/2/2013 Mortgage application 28/2/2013 Valuation: 4/3/2013 Valuation ok 15/3/2013 Mortgage Offer 21/3/2013 Exchange 10/4/2013 Completion 26/4/2103

Double check the message you are giving. To say "we need to know asap because of renting" could be misleading - vendor may think that letting you know a week tomorrow will be good enough, because your proposed completion is 26th. The message you need to deliver is "we need to know by 12th, otherwise it will be another month"

If that is the message you actually delivered, then do nothing apart from wait. Oh, make sure that your solicitor does not exchange after 12th without asking you first.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

I "think" that we have made it clear that we need to know ASAP, have said next couple of days rather than explicitly saying the 12th.

Might be best to double check with the EA tomorrow just so that they know and the message doesnt get diluted when being passed on

How far were you into the process at this time?

If you had urged your buyer to exchange and complete quickly, how much would you want to engage with keeping them on board and not in limbo?

We were virtually the same dates as Cider has as their signature.

    Completed on 5th May
  • Pop into see the EA after work to make sure he is fully aware of our situation. He has said that he will "find out" what is happening by Thursday afternoon at the latest. He said that he is "certain" that she still wants to sell the house, despite not having spoken to her since before her dad has died!

    Don't you just love EAs!

  • Another update on the situation:

We phoned our solicitor today to get an update, she said she would phone the vendors solicitor and get back to us ASAP. She phones back in about 10 minutes and said that in actual fact the vendors dad had not died (but is ill) and that the solicitor would be speaking with the vendor on thursday!!!

I then phoned the EA and passed this on to them and they seem particularly annoyed about this situation and said that they would be chasing vendor and her solicitor today and pressing for an exchange immediately.

Get a phone call back about 3 hours later from EA saying the exchange will happen today with competition on the 26th and about 30mins later a phone call from our solicitor confirming that exchange had taken place.

I was incredibly angry when we 1st found out this news but our solicitor didnt really have any answers and was as shocked as us, but as we have now exchanged cant really be bothered with being angry and am just really excited about moving into our new house in just over 2 weeks

    Congrats on exchanging :D

Out of curiosity, who was it that told you the vendor's dad had died in the first place? Sounds like someone (EA?) got their wires pretty crossed there :o

Anyhoo, fingers crossed that the rest of the purchasing process goes according to plan.......

The vendors solicitor told both our solicitor and the EA and we got told by both of them.
