have just spoken to our landlord again and he has said that he has found out someone to move in to the flat from the beginning of the month.
he has also said ideally that he needs to know by the end of next week (12th). this is so stressful. Is this an unfair timescale to put on our vendor. We dont want to push her to much and cause her to pull out!

Your vendor has almost 3 weeks grace for the move and if they do not wish to move on that date, they should be telling you now. Because of the situation, you should not be too rough about it - but the 12th seems to be a very reasonable date for the vendor to meet for exchange, so this needs to be put to your solicitor in case he sees a problem and then communicated very clearly to the vendor via the agent.You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0 -

The vendor will likely take off like a rocket if she is forced to continue with doing 4 weeks worth of "work" (ie exchange to completion) within one day on top of dealing with her fathers death.
I would say its best to say to her EA that you'll go with the standard 4 weeks between exchange and completion after all to save your vendor having this additional "cram everything into a matter of hours" stress on top of personal stress. Just state that you would feel happier to have exchange done and then you won't be that concerned about when completion is (within reason). You will have to tread very very softly indeed to catchee that monkee and make sure the house sale still happens at all and I think it wouldn't go at all amiss to send your vendor a nice bunch of flowers or something via the EA to show sympathy with her.
Which still leaves you with the problem of where you yourself will live during that 4 week gap and any extra time it takes to get to the exchange stage.
EDIT: Just seen Valhallers post and anything more likely to get your vendor to tell you the whole deal is off I couldn't imagine. I would be absolutely horrified and shocked in your vendors position if I were expected to do anything at all for the next couple of weeks other than get on with My Life (including dealing with fathers death). She is likely to have one quick "explosion" in the direction of her EA for even suggesting such a thing to her in the circumstances - followed by a more considered response a few days later in the form of a letter to her EA informing him that the house is off the market and the deal is off.0 -

She might come to you once initial shock has passed in the middle of the week but I would leave alone til the end of the week.
Bad timing but it would be incredibly insensitive to push now.
You may have to look into storage of belongings and temporary place to stay if LL really can't wait but I think you have to be sensitive about this- while buying your first house is exciting and stressful, I suspect the emotions pale in comparison with losing a parent.0 -
Ok i understand that completely, but also we really don't want to be left in a position where we are homeless.
We are very tight with money in-terms of deposit and fees etc and putting things into storage is expensive right?
What do you suggest we tell our landlord as we really don't want to move out without a house to move into.
I think it is a real posability that we could wait around 2,3,4 weeks and then have the vendor pull out and then we are in the position that we have no house and all our furniture in storage! what do we do then? we would then have to lock into a 6 month let and be in a position that we really don't want to be in!Now buying our second house:
