Waiting to exchange - Not for the impatient!

    Ninth Anniversary Combo Breaker
    It has been a long time since 4 weeks has been the norm between exchange and completion.
    We had a week between the two on the sale then about ten days on the purchase, some time later (we were in rented). Exchange was about 4 days later than it should have been as their conveyancer was useless (and pretty much flatly refused to do it one afternoon, only to ring and push for it the next morning). There could not have been much less time between the two as vendors were moving about 4 hours away so it was a 2 day move, and to help them out, our funds were sent the afternoon before, held to order for completion ASAP after 9am so the money could be sent to their vendors and they could be on their way.
    There is no reason you have to have 4 weeks apart from stubbornness and this odd insistence that being 'of a different generation' holds some sway. You can have farewell meals before exchange, or even go back and visit, as I am doing this weekend, despite a significant distance to travel.

    Can anyone give me an advice please?

    Changing solicitors is not an option as I have spoken to different solicitor
    And she told me that it is just going to slow the process at least 4 weeks
  • Im desperately hoping to complete on the friday before the bank holiday to have an extra day to unpack etc. OP, you're right, the wait is excrutiating!!!!!!!!!!!

    I have passed the last week by bidding on cardboard boxes on ebay. I know its not very MSE to buy cardboard boxes, but I have been going through the recycling pallet at work everyday and coming home with one box per day (flattened) on a busy London commuter train and it was getting tedious!. I am also surprised at how much food/non recyclable waste is thrown in and getting tired or looking like a tramp haha

    I am also annoyed with my solicitor as when we spoke 2 weeks ago, he said the vendor had been efficient and sent him everything in one go, and yet he has taken to acknowledging the documents one at a time. BY POST!
    He is also getting a paralegal to do most of the work and then spending a day checking it....more delays.....arggghhh
  • Does anyone else still look on rightmove to see if anything else has come up in your catchment area in your price range?

    I dont think I could ever face our EA agent again if I pulled out of this sale and I am happy with the house we have offered on, yet find myself still looking. Is this normal?

    I'm still keeping an eye on right move to see if anything new comes up. Not that I'm planning to pull out now, more in case the Vendor pulls out I know what the other options are and can get viewing again quickly.

    I'm still looking & getting the emails. My partner said to turn them off, I said I wanted to keep up to speed with what was out there until the house we have offered on hopefully completes. I don't see anything wrong with that!

    We're FTB's buying a 3 bed cottage for 160k. Currently awaiting mortgage offer/valuation, solicitors instructed.

    It's taken about 2.5years for us to get to this point & finding it takes nerves of steel to stay calm & let it happen!

    I am still waiting to exchange :mad:

    The delay is with the house I am purchasing, still waiting to sort out the second (and third!) charge. My Estate Agent informed me that this has now been resolved by the seller and third parties, but still playing the waiting game with the Solicitors ensuring that all charges will be removed!

    Each day may be 'the day' we keep getting told, so each day is ending up in dissapointment! :(

    We also have had a baby since putting our house on the market (it wasnt a surprise! :p), and I can definatly confirm the house move is more stressfull!

    I still check Rightmove each day for new properties coming to the market, as someone else has posted, just in case our purchase falls through..

    I'm on the same boat. but completely new to the process, which only makes it worse!
    Can anyone give me a quick 'conveyancing for dummies' induction?
    We made an offer, it was accepted, we got our mortgage approved by the bank, got solicitors, sent all the paperwork to them about 2 weeks ago, and it seems nothing has happened since. I just rang them and they said they are waiting to get 'something' back from the sellers solicitors. Does anyone know what exactly happens between sellers and buyers solicitors and what is the usual timeframe to completion once you reach this 'legal' part of the process?

  • Have you had your survey yet? Solicitor for house buying will have to send a draft contract for your solicitor to go through and then starts the searches, have you paid your solicitor yet for searches? How many in the chain also makes a difference to when you will exchange and complete.

    Yes, the survey happened pretty quickly, and its gone quiet since. The solicitors fees will be well over £1k, but so far have only asked for a £250 deposit, which again we paid straight away.

    There's no chain as we're currently renting and the house we're buying is empty (it used to be a rental one).
