Waiting to exchange - Not for the impatient!

    I'll be doing all the packing myself but will have a removal company (for the first time) to make the move for me.

    The packing is one of the reasons I wont be hurrying up the exchange to completion bit of the process - because packing obviously has to be done AFTER exchange in case of a buyer pulling out. Not that doing any advance packing is possible anyway if you're going to be paying your remover to do that for you the day before your move starts (as I will be personally).

    So if you're not even packing yourself, it doesn't take four weeks. They do it quickly, on the day. And before exchange you can declutter and pack non-essentials (e.g. winter bedding, garden furniture etc).

    So you have to have 4 weeks because of all of the packing and yet you are going to be having your removers do it all on the day?

    The only plus point to having delayed putting mine up for sale in those circumstances is I have a "brownie point" racked up for "treating my (potential) buyer well" at the outset by not making them wait whilst I find mine and have lost time because I was being a bit too "fair". Will "cash that point in" if I need to later on once I've found them iyswim (added to the brownie points from both my solicitor and I being efficient people - so neither of us will be causing hold-ups between buying and exchanging).

    Four brownie point "bargaining chips" to play with by now (if you include the one that I have in reserve up my sleeve).....

    If I was your (potential) buyer, I'm afraid I wouldn't feel at all indebted or grateful by any of the above.

    Incidentally although I disagree with most things you write, I really do enjoy reading your eccentric take on life and house buying so please keep posting :-)

    Our house is being valued next Tuesday and I'm ringing to give feedback on the one we viewed tomorrow. Going to get on with some decluttering in the meantime and have some painting to do also. Argh need it to sell fast

    Paperwork already collected together - check.:D

    As for packing on the day itself - you don't know JUST how long-distance my move is going to be - ie very..... thus they have told me they will be packing the day before - check...

    You mightn't feel indebted/grateful and I don't suppose any buyer will - but facts is facts and many sellers do keep their buyers hanging round some time whilst they find theirs:D

    "Eccentric" - I'm British...we do eccentricity we do...I have to keep up our traditions you know..:rotfl:. We have to have a certain ratio of "great British eccentrics" to keep up said national traditions..:D

    NONE of the things that you have listed as brownie points would matter to me AT ALL! they are all things that i would expect from any vendor and would get annoyed (and rightly so) if this wasnt the case!

    Actually, yes I have, I just think you're being ridiculous. And I moved areas with a move that required the movers for 2 days. And could only book those when the move was confirmed, which was about ten days in advance, but already had quotes.
    ANd I didn't pack. And managed to have farewell meals at rather short notice etc etc.

    As for your brownie points, I think you're imagining they'll actually make a difference. Or that they exist AT ALL
