Is that what I will need to do if my buyer is unreasonable about me having my 4 week gap? - ie tell them "Right - exchange will be when I decide - if you don't accept my reasonable 4 week gap at the end"?
Okay...okay..maybe I'm overthinking again and will get a perfectly reasonable/fair buyer, rather than one determined to try and push me at THEIR speed....:)0 -

Apparently so! I think ours are just getting their own back at us for taking a while to get a mortgage in place. (My HR department took their time confirming my contract was permanent). I don't mind too much as we are on a rolling rental lease so can more or less go when we please, but it is extra rent money down the drain that could go towards the mortgage!0 -
A few days before we were due to exchange the vendors solicitors went into administration, then it seemed to take forever for them to get another one and get the ball rolling with the paperwork.
I think the feeling of not being in control was the hardest bit for me, constantly chasing people who promised to ring back but didn't, and I don't know how people who are in a chain cope with the stress.
Good job I like the house, it will be a long time before I want to do it again :eek:2013 - Finally got the house we' ve worked so hard to get......now it's a life of diy and no money....couldn't be happier 😊

I was very lucky indeed and won an ipad in a competition last year. :j I downloaded an app for moving, and it has been invaluable. I have used it to manage the change of address, but also I listed what was in every box as it was packed. eg bedroom 3, box 1, bedroom 3 box 2 etc. This has been so useful, especially as we have gone into rented and not unpacked everything. And the ipad has voice recognition so I didn't even have to type it all in.
I only moved 2 years ago so still have all the lists from that lol! Removals have been provisionally booked (twice!) for ages and they've been round to give me a price already. Used them 3 or so times before so very happy with them.
Not got an i-Anything, so can't get the app. My removal men are packing for me anyway, so I won't have a scooby what's in each box! It'll just be packed room by room and will get dumped back into the corresponding room in my new house. Got the next two days off work so will try and get lots unpacked.

We are planning to use a removal company, but I will be packing myself. I just have to arrange a company and get prices but I'm reluctant to do this until we have an exchange date and completion date, as it seems to be what they all ask0

You think it's reasonable, but the norm is now around 2 weeks. So maybe time for a rethink along the lines of 'my 4 week request might be unusual and unreasonable to most, but is there any chance of my buyers accommodating it?'. Chances are they will agree to 4 weeks, but it might mean it'll take around 4 months in total for the transaction if you include that! You don't actually need 4 weeks. Most things can be changed with a phone call. If you're organised enough beforehand, 3 weeks might be a fair compromise.
I would definitely mention it now though so your buyer's aware. By the time you get near exchange, tempers and patience are always frayed. My buyer was going crazy last week and this week and we were totally rushed into an exchange yesterday or they were saying they couldn't commit to the 22nd. At some point, someone has to bend.

Well done my morning chase of the Estate Agents and Solicitors, but I still have no further idea as to whether we will be in a position to exchange today, in a week, or what! At the moment it is still in the hands of the sellers solicitor (on the house I am purchasing).
My buyer is ready to proceed and exhange, and is still expecting to be completed for Monday!! Whilst everything is ready to go with the sale of my house (funds are all there and everything signed and dealt with) it is still this one hold up that is stopping the purchase going through. Even if I was in a position to exchange today, I would not be in a position to complete on Monday (funds from my Mortgage would not be in place, nor would I have my solicitors fees paid before Monday).
Sometimes I do think that the Estate Agents / Solicitors forget that we do not deal with this day in / day out!0 -

I genuinely think you should print off your post history in the subject of house selling, and forward it to your potential buyers so they know what kind of person they're dealing with.0 -

It was 'moving checklist' (Jimbi Software Labs - just search the app store for moving house apps) and I got the pro version but it wasn't very expensive. It comes pre-loaded with suggested categories, and does have a US slant, but I found it very easy to delete what I didn't want and customise it for my needs.
Do back up every day though. I was unable to backup as my ISP had cut off my BB in error and nearly lost the plot when I thought I had managed to lose everything. Got it back ok though. Just don't use the app while the ipad is charging. I never would have bought one, but it is great. Hope your move goes well.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
