    3 "live" viewings ( after many hours online).
    First was awful.
    We loved the second. Not quite as much storage space as we would like but DH is really keen. Can't believe it!
    Third had possibilities - more space but several negatives.
    So we made an offer, waited all BH weekend, and just had it accepted ( subject to all the usual). Exciting, but so scary!

    That flat looks great, SDW! I would want a balcony, some small outside space anyway.

    If it was for me to live in, so would I, but it is purely for investment.

    Anyway, doesn't look as though we can have it, as our broker tells us most lenders will not consider a state Pension as income (only private ones ) for buy-to-let purposes, and the one that will wants nearly 50% deposit. We have 30% but not 50.

    Trying another broker now, but if no good we will have to cancel. Oh well, worth a try. :)

    I know when we come to look (in the next year or so) DH will only want to consider somewhere with some private outside space - either a south facing balcony or an enclosed and not overlooked garden. I think it may be tricky ...

    Can't say I blame him, I'd go completely loopy if I didn't have a small back garden. I lived in a flat with no balcony or outside space for a few months years ago - couldn't leave it fast enough it was like being a battery hen.

    That's a shame, it looked lovely. Have you thought of buying something older? I think you do pay a premium for brand spanking new so if you looked at older properties you would probably need a smaller mortgage which might be doable. Anyway good luck with it.

    Just had a look on rightmove, I don't know the area but there are lots of nice places on for 70 to 80 k, of course you might say no way because of the area but this is one that I thought looked nice http://www.rightmove.co.uk/property-for-sale/property-35369035.html

    and you would only be borrowing about 60% so might be easier. Sorry not trying to be bossy, just an idea.

    You're right, it's the area. We don't want to buy in that part of town (it's on the sink estate where my husband grew up) and it is too far out. We have looked at older properties, but the problem is, the ones we can afford normally have really short leases and we don't want to go to the trouble and expense of renewing them. We have seen one we like, but don't yet know the length of the lease nor are we altogether happy with the area, although it is right next to the Hospital, which would be good for renting. Still considering it.

    The one we wanted is within walking distance of the city centre, the railway, bus and tram stations, the University and the Hospital and has two very popular pubs and a Costa Coffee within the development - ideal for renting to Drs, nurses, lecturers and other professionals. Many live there already. You can be on the train and in central Birmingham in twenty minutes.

    That looks nice and being close to the hospital is a good point for rental. It is always hard looking through rightmove if you don't know the area well. Good luck with it.
