    It's a thing since I moved into a small flat! ... and may also be related to having too many clothes :o though that is improving.

    Today's mortgage learning curve has included a recommendation from one of the brokers to not do any insurance searches before I get the mortgage, as it may show on the credit file, so that's all on hold!

    Pleased to report that the local advisor I spoke to today was really helpful and seems very smart and straightforward, she's made a couple of suggestions that have helped. I'm going to get a final recommendation from the national broker for comparison but it would be much easier to deal with someone local, so unless the national come up with a really good deal I will probably go with the local advisor. So it's all inching nearer :)

  • Well I think I've made a decision about the mortgage so just need to sort out all the documentation to apply... thinking I will go through the local broker as it is just simpler to deal with someone up the road and she has been happy to talk me through things. The national broker recommended a deal that probably is very slightly cheaper but I don't feel as confident in them, and going local also has the advantage of keeping the estate agent happy as it means they are dealing with someone they know is reliable. I still need to sort out a solicitor but will probably go with the local one the agent recommends unless I find a reason not to - the broker has also dealt with them and said they are fine, just not particularly fast, and I am not in a hurry as I'd rather move in January than before Christmas.

    Very glad I got my training finished before I tried to absorb all this stuff about mortgages - brain full now! :rotfl:

  • Local Solicitor is a great idea for all sorts of reasons, but the most obvious one being that having someone you can just pop your head round the door and say "how are things going?" if it all seems to have slowed for no apparent reason, is great. Ideally check that they are part of the Law Society's CQS Scheme - firms have to jump through a few hoops to join so it does show at least a degree of committment to the type of work. Also means that you will take your ID to them personally to be verified and won't have to go to the added expense of getting ID forms done elsewhere and sent on.

    SDLT can in theory be paid by you, but the best bet even then will be to forward the payment to the solicitor for them to forward to HMRC. Sounds daft, but the person doing post-completion stuff in their office knows all the right references to put down and that helps make sure the money doesn't go astray at their end. Some solicitors will show a reluctance to let you pay that money across later, but you can always remind them that it's your responsibility to pay it, you're aware of it, and that you know about the penalties for late payment. (The biggest penalty here is for late submission of the return, in any event, which they will be responsible for). Obviously this doesn't help if the mortgage company insist on it upfront, though.

    The contents insurance > Building insurance thing is great but does rely on the company being willing to have a policy which is split over 2 addresses until completion date. Give them a shout and check in advance, if I were you, so you know that's all going to be covered.

    Let the solicitor know right away that you're looking for a January completion. They'll probably assume it now in any event, as honestly 5 weeks would be pretty tight, but no harm in setting minds at rest! ;)

    Make use of the agents. While YOU'RE not paying them, the seller is, and they charge a horrendous amount so make use of them if things need chasing or whatever. Generally speaking, call the agents first, before the solicitor, if things seem to be slow - they've got more time than the lawyer will have for the matter, plus they'll be keen to get it moving so they get their commission account paid! :D

    On the life insurance front, Mortgage companies often do demand it for sole buyers as they see that there is a risk there for them should anything happen to you, and the property have fallen into negative equity. Best bet is to check your mortgage offer when it comes through - you should read this in detail in any event, at some stage the solicitor is going to expect you to sign a bit of paper confirming that you understand it all! :p

    Anything else you're not sure about, pipe up and ask and if I can help, I will. You may already have guessed but I am that person who does post-completions work in a solicitors office...! :rotfl:

  • I got the quote from the local solicitor today and it looks fine, it's actually slightly cheaper than the national broker although they haven't specified whether they've included dealing with a gifted deposit, so I've asked them to clarify. Another tiny step up the learning curve!

    Spent another evening rounding up mortgage stuff and am very annoyed to find that I can't get pdf copies of my bank account statements straightaway, I've had to order them to be posted. This is only for the extra accounts as I deliberately stayed with paper statements for the account my salary is paid into. I also ordered my credit report not realising that you have to wait for an access code through the post. So I may not have everything the mortgage advisor wants in time for Saturday when we were going to meet, but have asked her if she wants what I do have them or to wait until it's all available. I should have it all by mid week and can always take a half day off work.

    It feels like I've spent a fortnight doing nothing but read mortgage websites and I caught myself feeling grumpy about it, which is silly as it's wonderful to know that I will shortly have my own house :eek::j. So I'm giving myself the rest of tonight and tomorrow evening off to relax and will find some time to meditate. I might also pop into one of the second hand furniture places on the weekend :).

    Which credit agency are you getting your report with Rosa I did all ours online and just downloaded copies for mortgage broker.

    I'm sure you're prob aware of this but if any bonus payments are to be taken into account for your mortgage amount the broker will likely need a copy of that payslip and any correspondence relating to that bonus (such a a 'well done here's your bonus' letter from work)

    do take a break, getting all the paperwork sorted is draining. I got fed up with it all not being able to be filed back away whilst the process was going through. It will all be worth it though xx
