    I've seen plenty of your sarcastic posts.
    And I yours of late but my posts are usually tinged with a degree of humour. You used to be extremely helpful but your replies even to peeps asking questions are tending towards the spiteful. I find that very sad. Hope you are OK.
    You seem happy to hand it out but not so keen to be on the receiving end.
    Oh I've got very broad shoulders thank you. Unlike some on here. I haven't taken the slightest bit of umbrage. My reply was more to hint at what I've said above but the hint wasn't strong enough. Sorry for that.

    No not like that at all. OP modified their post about two hours after that exchange to reflect the true situation which, if it had been revealed earlier, would have meant a totally different reply in the first instance.

    Ah, the familiar sight of the Council Approved Bodge Job.


    I suspect that either the next flat down has blocked the drain - or a history of cooking fat down the plughole has finally led to a solidified mass slowing drainage flow until now. Do you happen to have a fast food premises underneath the flats?

    I hand on heart have never put cooking fat or anything down my plug hole, so it ain't me!

    Could well be the neighbours. There isn't a fast food premises underneath either, there's a butchers though but that is 3 storeys underneath me...

    Not sure what you do in those circumstances. Getting a repairs service to, well, actually do repairs, isn't the easiest job in the world.

    I undid the whole piece as indicated below:

    ........leaving me stood holding a funny saxaphone replacement!) loosened the T piece then turned it upwards, poured a jug of water in and think it went right then it obviously stopped after hitting something then came back along the pipe and wanted to come out - if I hadn't had pointed up it upwards first, excellent suggestion LOL!

    So, the blockage is beyond what I can reach.

    Problem is, when I reconnected it, the badly sawn piece of 3 inch plastic pipe (marked in green) didn't want to sit properly between the knurled knut (?) at the end of the trap and the other end where it joins the T piece

    It just seems to be literally a rough cut of plastic pipe that sets between the jnurled nuts once tightened. What stops water coming out that bit is beyond me. I wish I hadn't tinkered now :(

    It's not a banana..... oh yes, the thing highlighted in yellow isn't a banana, but it reminded me that like a year ago when I had similar probems, I undid the trap an a hardened bit of rock solid caustic soda was wedged in the bottom of the trap, I wish there was something as easy as that to remove this time.....

    It's a compression fitting, the black ring seals the pipe to the fitting.

    Well, had afternoon off work today and reported blocked sink and leaking condensate pipe to call centre lady... MOST UNHELPFUL AND UNSYMPATHETIC. She reluctantly logged each job as a separate job (well, the sink needs a plumber, and the boiler needs an engineer......) aaaaargh scream :(

    Priority 1 jobs = will be dealt with in 24 hours of being reported. Explained off work this afternoon, she says no promises and "you do know the repair men stop working at 5pm" in a stern voice, yeah, and my blocked sink doesn't fix itself at 5pm nor does the leaking condensate pipe stop leaking at 5pm too :(

    Surprise surprise, no one had been by 5pm. Great. Will now have to wait in tomorrow morning and hope they make me a priority when they start work at 8.30am.

    Now you see why I want to fix the bloody things myself, jeeez. Give me strength.
