If I did as you highlighted (above) leaving just the "T" piece in place i.e. a continual length of pipe from the left to the right (with "T" piece in the middle!), I would still have the save problem in post # 29.... :mad:
I so do NOT want to be beaten by this blockage, but also don't want to do any damage or flood the tenants below.
I never knew it would be so complicated.
And, if I do manage to do it, and unblock things, do you think it will alleviate the dripping condensate pipe on the combi-boiler?

Having removed the whole of the trap if you slacken off the tee piece slightly, turn it through 90 degrees (so its pointing upwards) and then gently pour some water into the open end which way does it go or try to go before it backs up?

Hi.
If you followed the thread you will find the pipe that goes to the left serves a washing machine, which is not there.
To the right it goes towards the bath room where it will join an internal soil pipe, as can be seen in the numerous photos of the outside of the flats (vents through roof)

OP if you go from the washing machine point on the other side of the unit you will avoid swamping the meter.You will also have a straight run to poke whatever you want along the horizontal run.
Yes, you might find the condensate waste will stop dripping once the waste is clear.
Seems a lot of effort for a rented property. I guess you don't have much else to do?

OP can you locate the other end of the condensate drain. If a hole has been bored into the sink waste pipe and the condensate drain inserted into it then that will have created a nice obstruction around which all the carp will have collected and formed the blockage which prevents sink draining and possibly preventing the condensate drain draining too (hence the leak 'cos it might just be full up).

OP, just a suggestion, assuming you still have some bicarbonate, try using it down the bathroom sink; as its just possible the blockage is all the way down from the bathroom.
The bathroom sink may empty with no problem, but the waste could still be backing up from the blockage..

You were not mis-sold the soda crystals, someone who knows nothing about chemistry gave you a bum steer on the mix. If you mix washing soda (alkali) with vinegar (acid) the two will cancel one another out!
Use either the washing soda with hot water OR a proper acid based drain cleaner that will not damage the pipes. If you dilute the vinegar with hot water it won't do anything, it's not strong enough acid to touch a blockage, just a bit of limescale in your toilet.

I suspect that either the next flat down has blocked the drain - or a history of cooking fat down the plughole has finally led to a solidified mass slowing drainage flow until now. Do you happen to have a fast food premises underneath the flats?
