Very s-l-o-w draining kitchen sink with air bubbles…?

Hi,
I have had an extremely s-l-o-w draining kitchen sink for 3 weeks now and so I took the trap apart underneath it and cleaned it but there was no blockage.
I have also poured everything under the sun down the plughole, all to no avail.
I’ve even used a snake/auger, but nothing stops the glug, glug glug and air bubbles escaping from the sink when the plug is pulled out
This is totally stumping me
A plunger did nothing except dislodge the overflow pipe from the sink and the water came out of that instead, LOL.
Today, I also noticed water dripping from the white, right hand side condensate pipe under the combi-boiler in the airing cupboard:

Any connection please? Should I be panicking? This is so annoying and driving me mad. There is also a black adhesive squarish thing stuck underneath the sink that is peeling off. Looks like treacle, gross!
And going further afield, any link between the guttering on the roof outside my top floor flat being totally blocked up with leaves, and what looks like grass growing out of it from the pigeons that happily sit on the sloped roof above my flat all day?
I have reported this to the Council but as it’s a “non urgent” repair, it could take 30 days for them to go and look.
Thanks.

where does the sink waste pipe run to ? where does the condense pipe run to ? the black pad under your sink is to stop the noise of water hitting the bowl when you run the tapI'm only here while I wait for Corrie to start.
You get no BS from me & if I think you are wrong I WILL tell you.0 -
When you say everything under the sun/kitchen sink, down the plughole, have you actually tried a professional concentrated acid solution? Go to the local plumber merchant, (NO, not B..Q)
Forget the crappy weak drain buster/mister muscule facards
As Keith says forget the damper pad under the sink base, it's simply a rubber or bitumin sound deafener that seems to have shed, can't see the condensate issue being related eitherI like the thanks button, but ,please, an I agree button.
Will the grammar and spelling police respect I do make grammatical errors, and have carp spelling, no need to remind me.;)
Always expect the unexpected:eek:and then you won't be dissapointed0 -

it could be if it's teed into the rain water down pipe & that's blocked it could go back up the condense & either stop the boiler working or flood itI'm only here while I wait for Corrie to start.

Mr Muscle Sink & Drain unblocker - get it from most supermarkets. Just pour the whole bottle down the drain, leave it for a few hours and it should be clean. It's good stuff.

and I'm nothing to do with the company!0 -

Have a look outside at the grid that the sink runs into, it could be that the drain is blocked with leaves, soil, debrit.0 -
HI, thanks for the replies.
I took some photos last night showing under the sink and the mess of pipe work from the gas meter immediately underneath the trap.
I’m sure this is in some way illegal?
I can’t even just unscrew the trap as there’s no room to put a bucket underneath.
Anyway, the pipe running to the left under the sink is one for a washing machine, but not used as I don’t have one.
The kitchen sink waste water runs along this pipe (or should do) to the right. The room to the right of my kitchen is the bathroom and airing cupboard with the combi-boiler in.
I have circled where the water is dripping / leaking from on the combi-boiler condensing pipe.
It was doing it again after I had the heating on / hot water this morning. Not a constant drip, but enough to worry me….
I have no idea where the white condensing pipe goes to (it’s all boxed off, see photo’s!).
The stop tap is just visible in the bottom right of one of the pictures.
I have also pointlessly attached a video of the blocked air filled plughole…
http://img856.imageshack.us/img856/4230/8eifufzlqavxxjfukwhgmw.mp4 or http://imageshack.us/clip/my-videos/856/8eifufzlqavxxjfukwhgmw.mp4/
and also:

I’m only trying to fix this myself as I don’t want to have to take a full day off work to wait in for a council workman, if I have to, then I will, but I’m sure with the help of all your helpful expert people on here, I can get it fixed J
Thanks for reading.
P.S. Could it be something as simple as the pipe is blocked in the flats underneath me? I am on the top floor of a 3 storey high block of flats (above shops)?

No, I am worried something "industrial" will eat the plastic pipes away.
I am already worried from when water was leaking 6 months ago from one of the T-joints onto the gas meter below.0 -
