    one time I sold a house my EA told me the lady was a cash buyer, having sold hers already and renting in meantime. I accepted a low sale price due to her being a cash buyer, and us needing to move quick due to work relocation.

    Halfway through the process we discovered she was a 'cash buyer' who needed a mortgage...........................

    Apparently my EA felt they could use the term cash buyer to mean someone who wasn't getting a 100% mortgage and was paying some of their own money towards it (er like pretty much everyone then...?)
    There is no shame in not knowing; the shame lies in not finding out.

    Two years ago when we were buying a BTL property (flat) - we put in an offer that was accepted. I made it very clear to the estate agent that I would not be instructing solicitors until I'd seen the lease that was going to be brand new (this was at the time when HIPs were just removed).

    After 5 weeks of waiting (the vendors solicitors tell it's nearly ready), there was a change of tune - "oh, the vendors solicitors do not want to release it to the third party". Excuse me, I am BUYING the property and I would like to see what I will be signing beforehand...

    Needless to say after this phone call we withdrew the offer. With some pleasure the flat was later sold for £10k less :)

    Not LIES exactly, but upon emailing EA (as a buyer) regarding a VERY specific type, size, location and price of property, I immediately get an excited phonecall from one of their reps:

    "thanks for your email, it was great, so much information. I've emailed you back a list of properties that should suit your requirements to a T".

    Open email excitedly...find a dozen properties that are out of price range by many tens of thousands of pounds, far too big, far too small, and all in completely the wrong area (my 'great' email had written in CAPS that I am not interested in certain areas).

    Another thread made me think of some more EA lies, not when you are viewing properties but when you are going through the process of buying a place.

    When I called the EA I was buying through to let them know I had my mortgage offer they told me that the rest of the chain were all ready to exchange and that they were impatient with having had to wait for me. When I told them my solicitor still had outstanding enquiries that had not been answered the EA said that if they still had enquiries open at this stage they have either been dragging their heels or they are asking unnecessary questions and I should push them to exchange ASAP regardless of what they thought was outstanding.

    A few weeks later I had a phone call from the same EA telling me that my vendor's vendor had had to pull out of their purchase due to the property being unmortgageable.

    "sought after estate" "very popular estate"... it seemed to be, after looking around, that the only thing sought after on the estate, were the chavs, by the police and it was a very popular estate too, the police were always driving around there..

    I'm concerned because so far in my purchase the house was hugely understated by the agent (i.e. it's larger and better than they made out) and my first, fairly low offer was accepted without a fight.

    "Popular" is definitely a word to be read with a certain amount of trepidation. It's usually code for, "where those people who have little choice decide to live."
