    It beats me how they lie about things that are obvious, like if a property has a garden. I advised I was looking for somewhere with a garden and they take me somewhere that does not have a garden. Why lie?

    Pretty much anything an estate agent says should be treated as lies as it cannot be relied upon.

    Some vendors are not much better.

    Hey,come on...even a foot wide strip of grass or a couple of feet of paving is a 'garden' according to EAs and others:rotfl:

    Because they think we are all stupid and have too much time on on our hands (like the ones that show a minimum number of rooms on their RM listing "to draw potential buyers in") Do they really think that people are going to waste their time viewing a house without knowing what the main rooms look like?
  • I rather like this list explaining terms, typically used by estate agents (courtesy of the Daily Mirror no less):

    Community feel: The neighbourhood busybody will be watching 24/7 through twitching net curtains.
    Good use of space: The kitchen is so small that the fridge is in a bedroom.
    Original features: It’s never been painted. Ever.
    Easily-managed garden: A window box.
    Summer house: A shed.
    Bijou: Minuscule.
    Cottage: Tiny, with low ceilings.
    Village: the post office and pub have shut and a bus visits once a fortnight.
    Ideal for investors: You wouldn’t want to live there yourself.
    Convenient transport links: There’s a railway at the bottom of the garden and a bus stop outside the front window.

    "includes a modern kitchen and recently revamped bathroom" - in what decade were kitchen units with green textured doors considered modern? My guess is probably the 1980's at the latest - we were buying this about 5 years ago. The bathroom had been revamped at some stage, and in comparison to the 60 years the house had been standing it probably was relatively recent, but again coloured bathroom suites stopped being mainstream 10 years plus before we bought it!

    '' House enjoys Panoramic views over countryside''. We get in house and cannot see over fence in garden for trees. No view over countryside unless you drive half a mile up the street and tilt your head over to the right a bit. You can just about see it then

    If you include buyers (as general public) with the vendors (also members of the general public), then that's pretty much everyone involved in the transaction....
