    They can use your viewing to show the vendor what a good job they are doing marketing the property, and if it's not selling it must be over priced. The EA might even need to do a viewing to prevent the vendor being released from their contract.

    EA: 'What houses being built on the land to the rear of the garden? Oh, those houses - well, they're not actually houses, but chalet bungalows!'

    Us: 'Oh, so is that why the online plans show approval for two full-height, two storey houses?

    EA (lying through firmly gritted teeth): 'No, they're definitely chalet bungalows'

    At which point we withdrew our offer........house later sells for £182,500, having originally been on for just shy of £400k :eek:

    My Mum is trying to sell an upstairs flat. Several of the people viewing have said afterwards that it was lovely but had stated they did not want an upstairs flat and was not aware it was until arrival!

    Another couple have freely admitted they are not buying just wanted to see what the school they used to attend looks like now it has been converted.

    The mistake I made when I started viewing was telling EAs I has only started looking. One EA lie went:

    EA - We do have one that has just come on the market that meets your requirements but as it is new we don't have the details yet. Would you like a viewing?

    Translation - It hasn't just come onto the market, doesn't meet all your requirements, is overpriced and is at the top end of your budget. As you have only started looking we hope you won't realise it is overpriced and will think you won't be able to get everything you want for your budget.



    I did call one EA's bluff on a lie during a second viewing.

    EA - There has been an offer for the full asking price but as you are chain free they wanted to give you the chance to put in an offer before they accept it.

    Me - If they have an offer for the full asking price then I would suggest they bite their hand off. I was potentially interested in the property but at nowhere near the asking price. I have looked at recent selling prices and the asking price looks very optimistic. Other 2 bed houses on this estate that have sold recently have gone for 10-15% under the asking price. In fact I did notice that number XY on this street sold a couple of months ago for under this place's asking price and that was a 3 bed.

    Over the next few days I did get phone calls from the EA suggesting I put in an offer for what I think it is worth as they might accept less because I was chain free. One fake offer exposed me thinks. :)

    When we moved into our current house it was a sellers market. We got mugged big time. we were FTB'ers at the time and didn't know better.

    EA - "The vendors have accepted your offer but only on the proviso that you buy the free standing oven and washing machine from them"

    Us - "How much do they want?" as I couldn't remember offhand taking any notice of the oven/washing machine.

    EA - "Well, combined they're worth about £1,500 but the vendors will accept £1,000. They're virtually brand new".

    Us - "Ok, we'll do it"

    Moved in thinking we were getting a bargain we found that the oven was worth £400 brand new and the Washing machine was less than £300 brand new after Googling them....and as for new....well, the washing machine looked new enough but the oven looked like it had been used for a couple of years and not cleaned once.

    Lesson learned!
