    "3 bedroom"...... two bedrooms and a 5' x 4' cupboard with no window. The agent then said "well it depends what you want to use it for".

    Errrrrm, to put a bed in to sleep on?
    Yes it's overwhelming, but what else can we do?
    Get jobs in offices and wake up for the morning commute?
  • Here is another:

    When the estate agents put 'New Instruction' on the website of a house that you know has been on and off for sale in the last 12 months.

    The reason I know is because it was next door to my mums and dads haha. It would not sell because buyers would not reduce price hence the taking it off and putting it back on the website game.

    Me: Why are they taking the cooker and fixtures and fititngs. I were told they would be left?

    Estate agent: Yes it does say that the cooker and fixtures and fittings were included in the sales memorandum, however that does not make up your contract

    Me: Oh so I have to take what you say with a pinch of salt. Oh I get it now

    Yeah good point actually however the law probably doesn't stop some of them. All in a days work :rotfl:

  • I remember the house that got described to me by an estate agent as having both a sitting room and a dining room.

    It was only when I got home that it struck me "Hang on a minute. Where was that dining room they mentioned in the description?" and I realised that the large (windowless) alcove at one end of the sitting room was being described as a dining room.

    Note to estate agent: the law specifies that something cannot be described as a "room" unless it really is. That means it has it's own door and window (unlike that large alcove):mad:

    It was at that point that I realised "quirky" as a descriptive word for a house means "Only the vendor could possibly love it".

    Funnily enough, that particular house has now been on the market for about 2 years and the price hasn't reduced one iota in that time:cool:
  • My EA is a complete tool. He told me at the start of the selling process he'd sell my house "no bother". Well, he had it sale agreed to be fair to him but then the buyer decided to pull out saying she "liked another house better". Fair enough, though surely shop around before you decide to get a seller's hopes up!

    Other one-liners from the git...
    "What is the least you will take for it?"
    "I have a list of FTB - I will get them appointments to view the house" (I have yet to see ANY of these FTB)
    "I have contacts with investors" (yeah and don't I know it - the investors are buying all the repos around here and sitting biding their time til my house joins that category)

    Grrrrrrrrrrrrrrrrrrrrrrrrrrrrrrrrrr!
  • Yet again more unbelievable porkies. This does in fact make we wonder though! When you go for a job interview at an estate agents do they make you take a lie detecter test? If you fail the test does that mean you have the job? Haha :)

    'Kitchen has contrasting units and worktop.' Every cupboard had a different door from a different kitchen, and there were at least 2 different types of worktop. That was it - no cooker, no sink, etc etc.

    '3 bed house' - bedroom 3 was in the cellar and did not meet building regs. we told the EA that when we viewed it. He was 'very confused' as to why it had been listed as a 3 bed and would 'get on to it straight away'
  • Oh, forgot a corker: once viewed a "4-bed" house listed with an agent who doesn't do floorplans. Fourth "bedroom" turned out to be a largish kitchen cupboard! It was obviously meant to be a small utility room, but they'd moved everything out and apparently that made it a bedroom.

    I mentioned in my rather frank feedback that, not only was this definitely not a bedroom, or indeed a room, but it was actually smaller than a single bed. EA's response: "Well, you could fit a baby's cot in there"!!!

    I suppose in fairness this should probably be classed as a deluded vendor, rather than a lying EA, though.
