    Told to me while viewing a keenly-priced Welsh wreck with zero architectural merit, and even less hope of remaining standing for much longer, especially if I'd got my hands on it! :rotfl:

    We hung around, inspecting the 10 acres of land from a nearby vantage point. It was only five minutes after our leaving that a blue BMW showed up. By their body language, the agent and the newcomer knew each other well. We got into the car and left, knowing this was probably a nice little stitch up. Happily the location didn't get us that wired.....

    Sure enough, it disappeared from the net a day or so later.

    EA - as you can see , this house backs on to open fields.
    Us - that looks like prime development land (we both work in construction industries).
    EA - oh no, it'll never be developed. It's already had one planning application refused.
    We walk away from the house not wanting to take the risk.
    Guess what....the open fields are now going to be a shiny new housing estate and busy road.

    What he didn't know was that the seller and I were swapping notes.

    Ok, maybe I am being dumb here but how did the EA think this was going to work? He's promised the buyer £1000 off the price of the property but he's also promised the seller £1000 extra minus £1000 back to the buyer.

    So, the seller ends up paying exactly the same amount but the buyer is expecting to get £1000 back. Where did he think this £1000 was going to magically appear from?

    And I think I'd have been inclined to ask when it didn't face east.

    Agents: This property was much loved by the family who lived here
    Me: Is this a repossession?
    Agent: We are marketing this property on behalf of a financial institution
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    We offered, and went round a few weeks later to measure up. On the kitchen counter (perfectly visible, not hidden) were not one, not two, not even three but FOUR final demands, including tax office, management company and local council.
    I don't doubt he's moving to Spain...

    although a house/garden on some sort of 'turntable' device would be useful, just point it in the direction you'd like based on where the sun is at the time :rotfl:

    We all knock estate agents, but solicitors arnt adverse to the odd fib or two. When I sold my childhood home, I and my buyer came to an agreement that we did not need an EA and so promptly instructed our respective solicitors to get on with it. My solicitor dragged their feet, ummed and ahhed and finally came out with this....

    "well, your buyers' solicitor isn't sending over paperwork and we're getting issues with the EA"

    I sweetly pointed out that her lies were breathtaking since both the buyer and I were in constant communication (I had him on speed-dial) and that we went even using a flipping Estate Agent! She seemed to take my use of the word 'incompetant' personally, but our sale/conveyancing went through in 5 weeks finally.

    In contrast to the very funny submissions on this thread, I must in fairness report that my last brush with an EA when buying my current house was one of the most pleasant and straight forward of my life. He was competent, quick to answer calls, quick to make arrangements and pushed my first time vendor into picking up her feet when necessary making the sale fast and painless. I suspect I might have wondered into a parallel universe.
