Lies estate agents come out with

At Poppyflower25's suggestion :D I wanna hear these!

So far we've got:
  • There are other buyers interested
  • There is a waiting list for this property lol
  • You have got a bargain at full asking price, seller originally wanted more for the house

I'll add:
  • The service charge is definitely no more than £x
  • You've already got a bargain - you shouldn't try to get the price any lower (after discovering £10k of surprise extra costs)
  • The previous sale of this property fell through because the buyer was messing the seller around (and definitely nothing to do with that £10k!)

    - "We've checked out your buyers' finances and everything's fine"
    - "It's absolutely fine for you to pay the buyers' stamp duty"
    - "The buyers want to move in next week because your property is chain free. It's not chain-free? Oh, I thought it was. Oh well, they want to move in next week anyway or it's all off. I've no idea how they got the idea it was chain-free. I definitely didn't tell them that."
  • Buyer: I'm pulling out because the house is on a mine shaft and is full of damp

    Estate agent: We didn't know

    Buyer: Why did the 6 other buyers pull out?

    Estate agent: Oh they messed the seller around so they told them they could no longer buy from them

    "Those cracks are normal in an old house - what did you expect?"

    "Those solar panels are not included in the property sale, but the vendor has indicated that he would accept an offer of £5K for them".

    Then we got the demand for £20k to settle the dispute about 3 hours before we were due to exchange.

    10th September: 'Oh, you didn't hand in your notice? Well you should do it now because we're aiming to exchange on the 14th, and complete on the 21st. There is no chance it'll go beyond that. Just in case, though, let's have a 'worst case scenario' date: completion on the 28th September.'

    27th September: 'Thank God you didn't hand in your notice.
    Everything is definitely ready to go, but we're still waiting for one piece of paperwork from your vendor's solicitor. And your vendor is going on holiday for a week. Tomorrow.'

    Here is another one I forgot.

    Me: Why are they taking the cooker and fixtures and fititngs. I were told they would be left?

    Estate agent: Yes it does say that the cooker and fixtures and fittings were included in the sales memorandum, however that does not make up your contract

    Me: Oh so I have to take what you say with a pinch of salt. Oh I get it now

    'Yes, the property was 'chain free', and you're about to exchange (three months down the line), but they've now found somewhere they wish to buy...'

    Me: If we don't exchange and complete by end of month, they can go whistle (or words to that effect!).

    ¨Yeah, the vendors living there now but she said she would rent if your purchase goes though first so its effectively chain free.¨

    4 months later I pulled out because she refused to send the paperwork to my solicitors before she found somewhere to buy. Grr.
