    The market is competitive enough that to some extent you can name your own terms.

    To see how much the EA with the top estimate really believes his own figure, I would go back to him with an offer that his commission will be 20% of the amount by which the actual sale price exceeds the average of the two lower estimates, and nothing if it sells for less.

    If he accepts that offer, you can be quite hopeful that he means what he says and isn't just trying to get you on his books so he can browbeat you into lowering the price later.

    I doubt it Bertie, they'll all want the sale. What commission do they want? Last place I sold for 1% sole agency. I thought that was generous!

    All EA's were looking for 1.5% Commission ....

    Speaking to my OH as my brain is a little fuddled:( ...the full facts are that he said that he would market the property at xK's but did not expect it to get any more than 25k less, which is exactly the figure stated by the other two EA's

    Having said that they are not going to get the asking price are they. Problems don't get any clearer when you get older do they.:)

    I don't like sole agencies. I would want two agencies, or maybe three. Preferably, one from the local town/area, and one from a bit further afield.

    I don't think there's much point in marketing at much above the price you are expecting to achieve, but I know people will disagree with that.

    Hurrah, you made it! And you like mushrooms :j:j. Sensible woman.

    Next someone will ask you if you live in hertsfordshire or greater hertsfordshire ( the borders of the latter are expanded significantly in this company.

    Oh, and if you are Jewish or married to someone Jewish ( we think we have a higher than national average representation of Jews..)

    Fr the reord I am out side of the orders of hertsfordshire, but we seem to be setting up a little herts in Wessex. There is of course the herts embassy in Scotland, of which we have several members.


    We are silly, but also have 'serious' talk, but as I said, unpleasantness is not allowed. Real friends have been made here, and we like new friends.

    I'm not Jewish (but I quite like Barbara Streisand :o) nor is my OH (who doesn't much care for Barbara Streisand). :rotfl:

    I like Barbara Streisand ( wow, new addition to the like questions,...we need more of them) , am not Jewish but my husband is. :)

    I am wondering what it is like reading these threads..odd I should imagine.
