SO are you selling before buying? Where will you live in the meantime?
Yes we are selling our property as a "No Chain" - hoping that there maybe a buyer on the look-out for a property like what we are selling.
We are thinking of renting a property somewhere near to Warminster but nothing is etched in stone as of yet.0 -
Yesterday we had our first of three EA visit our property to give his comments and value the property tomorrow the final two will do the same, not at the same time I may add.
Then the fun of deciding which one to choose will start the property has been cleaned from top to bottom so we are pleased with our part of the bargain.
Which EA we choose to sell with, the property will appear on RightMove and we will then have a great coverage.
Bertie, do you know anyone who's recently bought a house in your area? Because they'll be able to tell you how good (or otherwise) the various EAs were at keeping in touch with prospective buyers and making sure they were told about possible properties coming onto the market. I spent ages looking before buying a couple of years ago, and if you were selling here, I'd tell you which two EAs bothered to do any work for their money.
They weren't the huge chains, I can tell you that. The good ones were Hamptons (even though most of their stuff was way out of my price bracket) and a local EA chain that started with one branch years ago and now has just three, I think. Taylors were awful - took loads of details of what I wanted and then just sent me enormous weekly emails with details of every property on their books, regardless of whether it was suitable, so I got irritated wasting my time wading through them all to see if there were any that I might be interested in. There were various other EAs belonging to the Countrywide umbrella organisation that weren't much better. Andrews kept sending me details of properties that almost met my criteria but failed on one or two points that I'd told them were non-negotiable, and then when this house (which perfectly ticked all my boxes) came onto their books they didn't bother informing me - and I was a cash buyer, so just what any seller would want.
One final point: I wouldn't pick an EA that doesn't bother doing a floor plan. As a buyer, I wanted that info, and as a seller I would want it included.Do you know anyone who's bereaved? Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.0 -

Not a bit. If he was independent enough to get 9 points then he would be independent enough to cycle and put up with inconveniences if he subsequently got a ban.
I realise there is a personal financial risk of him losing his income and the family finances suffering but I would not be willing to share the pain of such arrogant behaviour.
Even as the new love interest I definitely would not be accompanying him to court and looking supportive. Doing things that helped him keep his mental health ..yes...'playing mother' or reinforcing a sense of entitlement nooo.0 -

There is one bungalow that recently sold a few doors away from ours but I have rarely seen them at all as they have been living with family members whilst work is carried out on the property which needed a lot of work done on it.
The EA that called to give his opinion on the value of our property etc was a partner in the business which is not to my knowledge a chain and only consiste of two partners.
What really impressed me was that he knew exactly where changes to the property had been made over the past few years as he said that he had visited many of the properties in our street during the past twenty five years.
One of his last words was that his staff accompany him when he takes the photographs of the property, should he be chosen as EA, so that they can then familiarise themselve with the layout of the property and that he would be including a full Floor Plan.
He also left examples of recent sales that his company had recently sold in our area, and to be honest were very impressive.
Being an Old Codger LydiaJ it takes a lot to impress me as I have seen some beauties in my lifetime. The last property that we sold with a "Chain" of outlets very seldom sent the same member of staff twice to view, and many of the staff were hopeless and certainly did not impress yours truly at all.
I did a little research from reading here on MSE past threads into the ways that some EA worked which was quite enlightening. And from that I chose an EA that was not overloaded with properties and therfore could be more relied upon, on paper, to give a better service than one particular one who for some reason has over three hundred properties on their book in our large surrounding area and cannot possibly carry enough staff that can familiarise themselve with these properties, so I stayed well clear of them.;)0 -

This conversation has been interesting for me. I thought that LIR was about 50-100 miles further North than she actually is.
Near is such a relative term. In Britain near can be obcenely close, in america half a days drive. Although I am British in my heart (and physical ability when it comes to near) my scope for near is definitly not British. I miss getting about more. A lot.
I now feel like spirit and thoink I should edit posts. When not like I have been for the last seven or eight months near to me is as far south as the coast ( a very dear friend made on MSE lives a bit west of spirit and a bit east of pn. ) and brizzle and bath for meeting. Brizzle and bath friends.
I have lived in or on the border of either five or seven of these adjacent counties, and spent time in one or two more of them. I used to live quite 'near' Lydia, and used to go quite near pn for very painful physio and a trial treatment of physio plus injections. I have also lived near chewy and i think just acroos a parkfrom you. I got about a bit I guess.:rotfl:

Lots of choice there Lir we will be looking at what money we end up with after the sale has been completed that will decide the final outcome.
We are also trying to keep away towns that have streets with hills that can be uncomfortable walking as we progress in age.
