I still haven't acted this morning as I'm so unsure about waht to do. OH is really keen and thinks we should go to 214k and see what kind of conditions they put on it if they accept it. The estate agent rang 5 mins ago but i didn't answer. They left a message to call them. What to do, what to do!
If EA is chasing you, then you're definitely in there - call him and don't offer a higher amount straight away - let him do the talking and you keep listening. Say you feel the asking price is a little out of your reach / or you don't think its worth as much and also you didn't take into account maybe stamp duty and solicitors which could amount to about £5k etc.
And if you feel, he's being genuine then just say the most you can stretch is £211k (and sell yourself as being FTB, mortgage/solicitors in place etc.)

I wouldn't bother sitting back and letting them put conditions on it... I'd go for the kill! If you really want the best chance of getting the house, then go for the full asking price on the understanding that the house is off the market.
If they won't take it off the market, then tell them you are serious about purchasing and ask them if they'd temporarily hold off marketing for a maximum of two weeks which will give you every chance of getting your survey booked.
They've got nothing to lose in doing that - two weeks isn't really a huge gamble for them, considering they've got the full asking price on the table.0 -
Tried going in lower, but unfortunately we got pushed to 214k. They've accepted subject to survey. Mortgage application will be done monday and survey booked in within 48 hours hopefully. I'm making sure we've got exclusivity from that point onwards though and if they mess about, I'm walking away. What do people think if decision?0

Where's the other bidder gone now? I'd want the property suspended from anymore viewing and taken off the market immediately.

Personally, I'd still want the marketing suspended for a few days to give you a chance to get the survey booked though, but I'm hardened to it all now!0 -

You can ask anytime you like - it would have been best mentioned at the time of offer but there's no reason why you cannot request now.

I am concerned that the other bidder seems to have vanished in thin air. Would they not have gone back to them and say we'd equalled their offer and give them chance to increase it? DO you think we've been had from the beginning, or do you think it is genuine, that as we have matched the money they are favouring us because we're clients of the in house advisor and they can verify the offer and track the progress? as someone said before 2k is not much difference in comission to the Estate Agent. I know I'll never know, but can't help wondering if we've been played!0

I understand how you feel, but you've got better things to concentrate on now! Try not to keep thinking about it, you'll work yourself up into a right knot!
Why not make another appointment to view - take a tape measure with you and measure up. The vendors will be pleased about that, they'll be more likely to stop marketing for a few days because you're showing them commitment.0
