You really are thinking too hard about it. The fact is, you don't know what has happened before you walked onto the scene and thinking about it isn't going to get you the answer. The negotiation takes place between you and the vendor, not the EA.
There's a super thread from Back2Square1 last week going through their adventures offering on an almost identically priced house.
I know, I know I'm thinking too hard about it. It's my nature, that's why I'm 'Worried'! Thank you all for your patience and advice though. What yould you put in as a first offer? It's hard to ignore what I've been told when considering it.0 -
I don't see that £210k would be a bad place to start off at if you feel the property is worth £214k

Back2Square1 sealed the deal at £206,500. I've bought a £215k property for £205k. Offer £210k now and you're setting yourself up for £214k.
I know they said there was an offer, but really, play it like there isn't. Even if you end up at £214k, you'll know you tried.Everything that is supposed to be in heaven is already here on earth.

Personally, I am sure that this "other offer" is fictitious.
Had the EA told you a lie, he might have been taking some kind of risk. By getting the IFA to tell you, he has insulated himself from any possible consequences.
Anyway, I suggest you meet the vendor and put in a (low) offer directly. No need to ask about the "other offer": just forget that you ever heard about it unless it becomes a reason for turning down your offer.0 -
We've got the third viewing tonight at 7, so no EA present. No direct mention of other offer or interested parties still. OH seems to want to wait and offer tomorrow after we have seen then vendor, whilst I think we should set the ball rolling now at 206k, as this is prob what we would've done if we hadn't heard about the 214k. What difference would a day make though? I'm concerned as tomorrow is sat, when a lot of viewings take place and someone else could have second viewing and offer.0

The vendors know you are more than interested as its your 3rd viewing and by now you will have some sort of relationship with them. Ask them straight out "Have you had any offers yet?" If they say no then you can put in a low offer, if they say yes I'd ask them "Do you mind telling me what it was so I know where I need to be if I make an offer, save wasting your time with an offer thats too low" We said exactly this to our vendor and it was no problem at all.
When we sold our house we had 7 viewings in one day, the first people through the door offered us full asking price immediately. We still saw the other 6 people and when they asked about offers we said that we had been offered full asking that morning. Saves people messing about with low offers that they know won't be accepted.:heart2: Love isn't finding someone you can live with. It's finding someone you can't live without :heart2:0 -
Had a thought. Girl and work is registered with EA, but is looking just
under our sort of budget at around 195k. Got her to ring up and enquire
about the house, saying she's had her eye on it and is there any point in
her viewing as is over her budget, do they know if vendor would take an offer, has there been much
interest etc. EA advised her they may take an offer, depends on how low she
was talking, but that there had been one offer at slighty below the asking
price, but not much, which is what we heard from IFA. Now, do you think we
should still go for the viewing tonight and use it to ask the vendor the
circumstances of the people that have offered (are they FTB, can they
proceed etc) and offer tomorrow, or just get on with offering today based on
this info. I am now thinking going in at 208k. Advice please!0
