    If I'm not too late and you haven't been to see house yet.....definately ask, keep it polite but stress that you might make a higher offer if you know what it is you have to beat. Say that if you offer higher and they accept you want the house taken off the market and no more viewings to take place. Be aware though that the EA might go back to the people who first offered and ask them if they want to up their offer.

    Asked the vendor, but she wouldn't tell us. She said it was near asking price, but wouldn't tell us the exact amount. I explained that we were enquiring so that we knew what we'd need to come in with if we wanted to submit a second offer, but she said ask the agent. I said they wouldn't tell. I asked what sort of price she would be looking for to take it off the market, she said it would be taken off the market for the first to get the survey booked. I assumed she was just talking about the valuation at the time, but could it be she is talking about the full structural survey? Feel this is a very unsatisfactory situation, but still really like the house. The fact that no one will reveal the other offer, is making me question if there is one. Is it usual for all involved not to tell a clearly interested party what an offer was? How are we supposed to put in a higher offer when we don't know what we need to top? If we decide we want to put in another offer, what should we increase to? Shall we try the 214k? I don't want to be in a race with someone else though. I would want to put forward a higher offer and say it is subject to it being taken off the market, no messing around. Advice please.
  • If i was you and you have the funds to do it as you really like the house go in at full asking price with the condition that the property is taken of the market and all marketing will cease with immeadiate effect. Your survey (valuation) just makes the vendors less jumpy that you are serious about their property the full asking price will also help with this.

    Your offer is only £2000 under the asking price and when your spending £200K + is it really worth haggling over a couple of grand for your dream property. If they wont accept your conditions i would walk away.

    Really, if I were the vendor, I'd have laid it out to you to secure the deal and sleep well tonight. I'm really baffled, it's not something I've come across! Did they really give you no clues at all?

    I'm a bit worried about the other offer tbh, I think it was genuine, I think the vendors are feeling comfortable and I'm worried that you might be pulled into a bidding war actually. In your position I'd continue to play dumb, offer £210k and if rejected, ask again what it would take to gain exclusivity.

    I'd keep looking as well though :o

    Really, no clues! I asked, she said she couldn't really tell me, ask the EA. I said they wouldn't tell me. I asked what sort of price they were looking at to take it off the market, she wouldn't even answer that, said she's paying the EA agent to deal with questions like that. I have to say that I have never really warmed to this woman and I'm not sure I 100% trust her. I can not fathom a reason for not telling someone what the offer you have accepted from the other party is when they have had an offer rejected and still come back for a third viewing and are more or less standing there telling you they want to offer you more than the other interested party. I could go in at 210k, as you say and then ask try and get the information as to what exactly it is they want. IF they're still being shady, I'm tempted to say can you put my offer forward and get back to me asap with the info I require if it's not accepted, as we're interested in offering on another property. Call their bluff. What do you think?

    Go for it but I'd personally go in with £211k (physchologically looks a better). Good Luck.

    Hubby felt exactly the same about a vendor over xmas/new year who had accepted an offer from us the week before xmas. She seemed real odd to him, like she didn't really want to sell the house. In the end she messed us about for more than 6 weeks, not appointing solicitor etc. We walked away and are now glad we did. Found a much better house, better area and a little less money.

    I would worry that if they can mess you about this early on then it will only get worse.

    I still haven't acted this morning as I'm so unsure about waht to do. OH is really keen and thinks we should go to 214k and see what kind of conditions they put on it if they accept it. The estate agent rang 5 mins ago but i didn't answer. They left a message to call them. What to do, what to do!
