DId it. Offered 208k. They basically said they would put it forward but other offer is higher, from FTB, just waiting on survey. Asked them still to put it forward, but looks like we will have to at least match 214k to get it. What to do now, just offer the 214k?0

If you like this house and want to buy it, then the only way you're going to be able to do that is to put in an offer.
Personally, I'd put in an offer asap. I'd go for the viewing later and ask the vendor about whether they've had any other offers.
Then I'd take it from there as to what I'd do next.
As Doozergirl pointed out, you're not going to get anywhere by just thinking about it. You need to be decisive and take action

Hold off making a further offer, play it cool. Speak to the vendor - ask if they've had another offer. If they say yes, then you know you need to match the other offer if you want the house.0 -
EA just rang. They were asking if we still wanted third viewing this evening, if we've put in offer. I said yes. They seem a bit puzzled, she asked if we had both viewed the property on the previous two occasions. I said yes and she asked if we were both visiting again tonight. I again said yes. She asked if we were would be able to increase our offer, or if this was the maxium we would go to. I asked if she could tell us what the accepted offer was for, she said no, but that is was near asking price. I asked if our offer of 208k had been rejected, she said they'd left a message with the vendor, but hadn't heard yet. I said we'd cross that bridge when we came to it then. Did I do right? Do you think we should still go round and see the vendor tonight. Should I sit tight now, or is playing silly !!!!!!s, when there's a good offer on the table going to lose me the house. I don't get why they don't just go with the orginal offer. Do you think they want a bidding war to get asking price and it's not a case of us matching the offer and it being ours as the IFA said?0

Seeing as everybody at the EA is telling you that there is another offer, then I would use this evening to try and cut through it all and just try to agree a price with the vendor that will get it off the market. Shelly's advice on what to say, above, is brilliant. Straight to the point, but incredibly polite.
Promote all your good points; mortgage arranged, sold subject to contract, whatever and most importantly, MAKE THEM LIKE YOU! :rotfl:

Please do see the vendor, take time to chat and generally convince them that you are a nice person and are serious about buying their house. A lower offer from you is worth more to them than a higher offer from someone who really cannot raise the money or is going to take forever to sell their house. It is NOT a simple case of highest offer wins, although of course that helps.

I asked the vendor of a house we liked recently if they'd had offers. She was very helpful in telling me what offers and amounts and how they had reacted to them. I guess it does depend how they take to you and their own situation.....0

Ok, I'm not ringing EA back until tomorrow and we're visiting again tonight. So should I say something like, we're very interested in the house and are potentially interested in increasing our offer, but do you mind telling us what the accepted offer was so we we know where we need to be with our next offer and don't waste y our time with offers that are too low? Then if she tells us. WOuld you be prepared to take the house off the market at that price and push our strong position?0
