    it is voluntary to join and certainly is not a voluntary organization
    Sorry, voluntary is not the correct word. It is not obligatory for estate agents to be a member, unlike regulated industries such as lawyers or financial services.

    good luck with ur house and everything , im gonna shoot off and leave this thread because I see the sweeping comments of " lying estate agents & not trustworthy"..as a generalization of them all and with my oh being a decent honest hard working ea,it is not easy to sit here and listen to these comments without my back being put up. im an easy going kinda person and dont wanna retaliate in the wrong way :smiley: good luck and everything
    I am sorry you feel that way. I have tried during the thread not to generalise, hence my use of the singular 'lying estate agent' and I don't believe I have said they are all like that (in fact I spoke to a lovely female estate agent today who I think is now my first choice to sell my house with).

    In fact we have been looking for over a year in this one village and this is only the second thing that has come up in our price range and which is near to our requirements.

    If, however, an estate agent is signed up to a code of practice (ie NAEA) then they must follow strict guidelines if they want to stay a member.

    If in doubt, always ask your estate agent before negotiating terms.

    The estate agent let slip that the other offer was lower, so they went back to him after they got our offer and he had to increase his but it was still lower than ours, so I am just guessing that they went up to about £10k less than ours.
