why do people always assume that estate agents have a gang of mates ready willing and able to buy properties at the drop of a hat! I know I certinaly dont!!! Nor do any of my coleagues. wathc location location, Phil constantly " has wind of a property, not even on the market yet" and he recommends making good connections ( not freinships there is a difference) with EAs as much as possible, so they know what you are looking for and then will give you the nod when something good comes up.

Its fair to say that I have taken someone around to a property before it was "officially on the market" awaiting those floor plans, he wasnt a mate, he was simply a buyer I knew was desperate to buy asap as his place is about to complete and I thought it would be perfect for him . It wasnt as it went, but you cant blame someone for trying to do the best for the vendor thats effectively thier job??

I know you feel aggrieved here, but I do get a bit sick of all this mudslinging at EAs when at the end of the day thier job is to find a buyer for the property at the best price the vendor will accept asap.
If it was sold to another genuine buyer then I am not sure why he lied to us about how long it was on the market for?

We were told by his coleague as well that the house was being measured up by him at the time when we tried to call him. He then tried to tell me it had been on the market for 3 weeks and on right move all that time. I know it wasn't on Rightmove as I check daily. I know there wasn't a sign up on it as I go past daily.

I don't see why he would lie if he had nothing to hide.

Could it be that the house was on the market with another EA??? The vendor may have accepted an offer through other agent and the one you spoke to is waiting for confirmation that it has been accepted.
Not on with another agent. I am registered with most of the local agents and also check Rightmove daily. Plus my Mum lives on the street and calls me the minute anything comes on the market:rotfl:

PS. You could always try a note through the vendor's door letting them know you are interested.
That is what we are off to do now!

EA’s have many buyers on their books, waiting for the right properties to become available. With this in mind it is not unusual for properties to sell before they can be actively marketed.

Agents would be breaking the law if they sold to relatives or associates without declaring this to the seller.

If the pictures got as far as the internet then this suggests the agent had valued the property some time ago.
It only had one external picture on the website, nothing on their own website. No room dimensions and 2 lines worth of details. I would think if they had valued it and taken the pics they would have put more information up.

Plus we were told he was doing the measurements and pics while we couldn't get hold of him today.

Sounds like he needs a new less demanding job, and needs to ask himself where all the money is going if he is only getting 13k +car.

And if I'm paying for it, I don't care if he has an old banger, but you may..

so your telling me..youre opinion of an ea either selling your house or you buying one from them..would soar if he turned up in a clapped out old bangor....mmmmmmmm

and another thing ive been asked to post.......when a house is coming on the market...the ea will let people know on their waiting list first if the property is appropiate for what theyve been looking for
I don't have a problem with that. But surely if it is in the vendor's interests to show people around and an offer hasn't been made yet, then the EA should do that?

I can't say it particularly bothers me what car they turn up in provided they return calls when I they say they will and don't blatently lie (and get caught out!) to me.

    Good luck finding that job!

I don't get the public bashing me, instead I get clients, often unjustified as well.

    Hope the exhaustion gets better.
