    Well, a bit of an update

    We decided to do a little flyer to pop through the door of the house to say we were interested and did a few other similar houses in the street at the same time.

    Got home tonight and the house next door had called us to say she wasn't selling but her next door neighbour (the house we are interested in) is and gave us his direct phone number.

    We have just called him and he is happy for us to view the house, gave us the name of the estate agent dealing directly with him and agreed that if we have any problems getting to view the house we should call him directly. He did not mention at any time that he had other interested parties and actually seemed a bit put out that we hadn't seen it advertised.

    We have left a message for the estate agent and are waiting for him to call us back (tomorrow now of course!)

    EA is a liar.

    A guy a work was trying to buy a house locally .houses locally all go over the asking price .The guy had an offer on a house a few doors away from his rented house .his landlord came down and said "you know that house you have an offer on ,well I am buying it ".The EA never even contacted him to say we have a higher offer .
    So the guy tries to buy another house ,puts an offer in and waits ,no word from EA .eventually he goes back to EA who said the house was taken off the market .So the guy says why didn't you tell me ,EA says we phoned 3 people but we cant phone everyone .So now the guy has bought a flat from a different EA .I have been told by a local councillor the first EA is encouraging people to sell to landlords that will rent via him so he can get commission for selling and renting .

    Sometimes EAs are "cagey" because it's the vendor that's mucking about and the poor EA has to try and cover up for them - as the vendor is the EA's client.

    I think there are probably more deceitful clients than there are EAs!!

    Probably true - but then there are more people selling and buying houses out there than Estate Agents. Although looking at the local high street - I do sometimes wonder...

    Well - the update is. H went to the estate agents this morning and asked to view the house, when they started saying no he advised he had spoken to the owner who confirmed we could.

    Estate agent was gob smacked but had no choice but to arrange it.

    We saw the house, needs a lot of work but still loved it. Made an offer at asking price at about 11.

    Nothing from estate agent until about 4.30 when they said the owner had decided to go with another offer lower than ours but someone who was a cash buyer and said he wouldn't do a survey:eek:

    So despite us offering asking price, being effectively first time buyers with a mortgage pre-approved (which we provided evidence to the estate agent of at lunchtime) and no need to sell, the owner has apparently gone with a lower offer.

    so your telling me..youre opinion of an ea either selling your house or you buying one from them..would soar if he turned up in a clapped out old bangor....mmmmmmmm

    I'd prefer them in a bangor than a merc, if someone turned up in one of them i'd be thinking how did they manage to afford that and what dodgy deals were involved.
    Money, Money, Money ..... Banks/Casinos/Bookies give me all you money its a poor mans world....

    I don't know as we still can't confirm if he even had our offer. We only had a land line number so couldn't get hold of him during the day.

    The EA said the seller wanted a quick sale and the other buyer had said they would be quick due to the no survey thing.

    In all fairness, Its not unsual for properties to accept lower cash offers esp when theres lots of work to do there

    the reason is that the surveyors could donvalue and here come those negotiations. Additionally for cash the process can be much quicker too.

    I appreciate its never easy missing out to a cash buyer, but certainly, if you asked on here should you choose mortgageor 100% cash buyer, the majority would certianly say "gowith the cash buyer"

    I understand that if all other aspects are the same etc, but is that true even if the cash offeror put in a lower offer than the mortgagee? At a guess we think it was about £10k or £20k less than our offer.
