Lying Estate Agent

A house came on the market today that we are desperately interested in. Called the estate agent, got told by receptionist that the EA is out measuring the house at the moment (there were only pictures on the website) and would call us when he was back in the office.

Called up a few times and finally got the EA who gives H some flannel about house was put on rightmove too soon and would let us know.

Just called him back and he said he is waiting for the owner to call and confirm they have sold. When I said that was fast, he said house has been up for sale for weeks (um, really? So why were you only doing the measuring for it just now?). When I pointed out I check Rightmove (where they put all their properties on) daily and it wasn't on their till today, he started mumbling.:rolleyes:

Hands up who thinks he has sold it to a mate who he gave the nod to before it was on the market?

Why could he not just have said that he thinks it was sold rather than saying we should be able to view tonight, so H leaves work early, we arrange to meet my Mum and her partner (builder) at the house only for him then to say we can't.:mad:

    why do people always assume that estate agents have a gang of mates ready willing and able to buy properties at the drop of a hat! I know I certinaly dont!!! Nor do any of my coleagues. wathc location location, Phil constantly " has wind of a property, not even on the market yet" and he recommends making good connections ( not freinships there is a difference) with EAs as much as possible, so they know what you are looking for and then will give you the nod when something good comes up.

    Its fair to say that I have taken someone around to a property before it was "officially on the market" awaiting those floor plans, he wasnt a mate, he was simply a buyer I knew was desperate to buy asap as his place is about to complete and I thought it would be perfect for him . It wasnt as it went, but you cant blame someone for trying to do the best for the vendor thats effectively thier job??


    I know you feel aggrieved here, but I do get a bit sick of all this mudslinging at EAs when at the end of the day thier job is to find a buyer for the property at the best price the vendor will accept asap.

    Sometimes EAs are "cagey" because it's the vendor that's mucking about and the poor EA has to try and cover up for them - as the vendor is the EA's client.

    I think there are probably more deceitful clients than there are EAs!!

    Could it be that the house was on the market with another EA??? The vendor may have accepted an offer through other agent and the one you spoke to is waiting for confirmation that it has been accepted.

    rant over!!!!! (and i dont usually rant....but saw this post after oh came in 3 hours late again tonite to a burnt blo**y tea because no one turned up for the appoinment)

    More likely if the house needs work that the Ea's "tame" builder was first through the door.

    Upside for the EA is that he'll get to sell the property (and earn the commission) again when his builder contact has done it up in a month or two!

    and another thing ive been asked to post.......when a house is coming on the market...the ea will let people know on their waiting list first if the property is appropiate for what theyve been looking for

    PS. You could always try a note through the vendor's door letting them know you are interested.

    EA’s have many buyers on their books, waiting for the right properties to become available. With this in mind it is not unusual for properties to sell before they can be actively marketed.

    Agents would be breaking the law if they sold to relatives or associates without declaring this to the seller.

    If the pictures got as far as the internet then this suggests the agent had valued the property some time ago.
