Price change
Declutter more than we did before? Rather than chuck things in cupboard, tidy them up and a bit more order in garage. Still need to do a few more tip trips.

Fundamentally it is always down to price.
Even in Autumn/holidays/olympics etc people still look on RM and will arrange viewings if something jumps out, or investors will be all over it if the price is good.
Unfortunately it is up to you to ascertain how much you can afford to drop to secure that sale.
We sold on the day we went to market as we kicked the !!! out the price of our purchase and weren't so greedy so were able to price acordingly.
Have a look at what you can honestly let it go for, speak to your agent about how to get things moving and be brutally honest with them.
Your agent will have a book of people who he knows will jump on anything showing value, ask him what's required to get access to his "boys"
I agree that property has to be priced correctly in order to sell, but that isn't the sole eason why a property doesn't sell. For example, the property could be fantastic value for money but if there aren't many proceedable buyers around , then no-one can buy it - even if they'd love to.
O the property could just be too far away from where a proceedabale buyer is looking, and it just wouldn't be viable moving there.
There's many reasons why a property doesn't sell quickly.
I know of people who would have done anything to have been able to buy a certain property, but they haven't even bothered to view it as they know it's out their price range - or in the wrong location.
It isn't always price alone. There are dirt cheap properties in some northern towns (I'm talking where you could buy the whole street for £200k!) but, cheap as chips it may be, would I buy it ? Not in a million years!0 -

And once again your northern prejudice rears its ugly head. So much for your infamous decor thread not being about that?! There are also places in the south, midlands, Wales, Scotland and Northern Ireland with dirt cheap houses. There are also places up north where £200k wouldn't buy you a 2 bed flat. Have you ever actually ever ventured beyond Watford Gap? It's a big world out there!0 -
Weve been on the market since mid July too and we have been dissapointed to not get an offer. Our agents have said ours is the best example for the price in our area but people seem to be browsing but not buying. Hardly any sold signs going up yet some houses are now coming on at £25k more which is ludicrous.
I'm sat here this morning thinking how we can jiggle things on a little. Weve dropped £500 off the price recently to bring it back into alerts on rightmove, weve added the 3 pics on rightmove to make it more appealing and weve no idea what else we can do. Were on at £139,500now but we cant take less than £135. We were originally on for offers over £145 last year but got nothing so have reduced it as far as we can go. It's so hard were not sure where to turn.
The house opposite us sold for £130k recently and theyre about to move tennants in. It didnt have the garage within the property its down the road in a block and our kitchen is 3 times the size and it's more modern throughout so I think £5k more should be achieveable but it seems not.

I've queried leaving them which is 2 week notice period
Might try a different agency with 4 months gone and about 14 viewings.
Things are selling in our area but more the 2/3 beds at sub £200k vs ours at £230k0 -

You know that the size of the living accommodation is a major stumbling block, if you are serious about selling get serious about increasing the appearance of this or the potential of this. The fact that you have still got to make tips to the trip yet are willing to drop the price seems really odd. Why is there anything in your home that isn't even worthy of going to the charity shop when you are trying to sell an aspirational lifestyle?
"Have you thought about getting outline plans and a quote for converting the garage to living accommodation? This would only cost a small amount from a local builder and might make the place more desirable given the feedback you have had.
