    A similar house layout on adjacent road sold this time last year £230k

    Not comparable, but detached house behind us guide £320k and sold stc.

    So price of £230k guide I think is a good guide? Lower than EA guides

    But new housing near by are squeezing things tight.

    School options was another reason for wanting to move but I see the local authority has issued the 2013-14 booklet and we fall under a nice little village type primary school with another not in the Area of prime responsibility but still another nice village type one.

    I have been trying to sell our property for the past 4 months............I think the only real time people buy are at the beginning of the year.

    Estate agents always have an excuse for lack of sales ..."holiday season........... christmas season.........recovering from christmas season......" There is only that 2-3 month gap between Feb and April I think!


    We sold our last 2 houses in Oct/Nov periods, so don't despair.

    I guess clutter is definition and perception of each individual.
    Well I said not too cluttered, as say in the lounge we have a chest for toys, so even though it's tidy and small chest is in the room, does it count as clutter? It doesn't get in the way of where you walk or sit

    As for price. It was in guide at high end with room for greater negotiations, now it should be bang on versus what things have sold and other guide.

    When you are selling, clutter is at the definition and perception of the masses not the individual, because you are trying to maximise the number of buyers your house appeals to. These people are wanting to buy a lifestyle, probably a larger property than they have at present, possibly at four bedrooms their forever home. They do not want to see you are already growing out of the house, they do not want only enough floor space to walk through and sit.

    In general the more floor you can see the larger the room looks, there is a reason show homes only have some furniture in, often not as much furniture as you might have when living in the place. Bear in mind the feedback you are getting is that there is not enough reception space, so you need to make what you have look as generous as possible.

    I would get the EA's to add the nice school info onto your blurb - it is a family house, so this info is very important when selling.
    £230k doesn't seem way out there with the way prices are at the moment, unfortunately no-one has the money to spend. If you consider that Banks have tightened lending and need a minimum 10% deposit, a mortgage of £207k is needed. Even at 4 times salary that is over £50k joint income, which, sadly is not that easy in this day and age.

    Good shout on school as I will get EA to put it on.

    True it's still a lot of money, but in the surrounding area 1 mile radius many houses in this price bracket move
