  • Ok, hope you don't mind but I managed to track it down on Rightmove in the space of seconds...

    My initial thoughts:

    The house looks to be in a well cared for and clean state.

    All of the decor, except the master bedroom is a little dated and unimaginative (just my opinion).

    Why are there no pics of the 4th bedroom or bathroom?

    If I were to buy it I'd have to replace the kitchen, possibly the bathroom (no idea on this one as there are no pics!), replace the fireplace and redecorate throughout. I've managed to find other 4 and 5 bed houses in your postal area, in the same price bracket, which would appeal far more to today's buyers with a young family which would not require a new kitchen, bathroom etc. Therefore, I think your house is overpriced.

    I'm sorry if this sounds harsh, I mean no offence, it's just my totally subjective opinion and thought it may help. Good luck!

    4th bedroom is long and narrow so hard to take a decent pic, currently used as a study. Feedback is that it's a good size versus other typical smallest box room.

    Bedroom 2 and 3 are more simple with the normal magnolia walls.

    Main reception room is laura ashley feature wall wallpaper. Which is still sold, but feature wall wallpaper would it really put you off?

    As for fireplace, I agree not the most attractive but pretty standard in builds of this age even in the £500k houses around us.

    Its not the most modern finishes, but relatively neutral.
    Really other 4 or 5 bed in similar price, could you PM me some examples?

    All opinions welcome, so thanks.

    I agree all the ones you sent me are of competition.
    Appreciate you're not local to the area, so some of the ones you sent me are less desirable, whilst ours is more to do with location I.e minutes away from major road networks, station, not far from city centre , yet with rural surroundings.

    Also the others either new build being town houses some with and without directly outside parking. I know town houses are less favourable to some and when it's a block without outside parking makes family access with karting kids or shopping harder, vs ours being semi with drive and garage.

    But I agree, if those have a wider scope and willing to be further away or packed in heavy housing estates there is more choice.

    Yayyy, £300k for a 1 bed shoebox flat, which comes free with long commuting time, crowded and dirty public transport, long working hours and heavy pollution. Wish I could live in London. :)

    In a word......yes.

    I haven't replied before now as I have been busy with work. The houses that sold for £200k took approx a year to sell in the current market. My parents are OAPs and my mum has Arthritis that is getting worse by the day. She struggles with getting up and down the stairs, keeping on top of the housework and my dad struggles with maintaining the large garden. What they want to move to is a modern 2 bed ground floor flat. They have no mortgage. Time is not on their side.

    A more comfortable lifestyle for my parents without the worry plus approx £65k hard cash in the bank at the end of it, cheaper bills, less work. Most definitely worth forfeiting £28k. Yes I am pleased - it is worth every penny to see them more comfortable.

    It really isn't all about money in our case - it is entirely about quality of life - and you can't put a price on that.

    Shame your parents didn't start the sale process a bit sooner, before it became desperate. But in the circumstances they were in, I'm sure they did the right thing, and I hope they are happy in their new flat.

    Thanks GDB2222. We have thought the same thing but they were hanging on because of their dogs - when I found out that this was the only reason they were struggling on (they hadn't told me) I said I would have the dogs come and live with me. Isn't hindsight a wonderful thing!

    Obviously didn't like it enough to act quicker, so another no then.
    Feedback, good vibe, positive, liked all rooms, garden, location. Not more we can do there, if no second viewing.
