It takes a few days to appear on RM. It did with our flat. I have been contacted by agents a few days before it appears on there. We are having probs shifting our flat but I think part of that is our agents not working hard enough.0

You have to take feedback with a huge pinch of salt.

True about feedback. Common theme nice, nothing to dislike but always the BUT on something. However I know we're very competitive in the area in a ready to move into place0

Well it's 4 months now

Maybe a time for a change in EA0 -
We've had ours on the market for about 11 months, received 4 offers and had problems with others getting mortgages.
I've always said, if it gets to 12 months, I may consider one of these shows, but I want to keep my life private.

What's the agent saying about the local Market in general?
It's unusually slow here at the moment, hardly anything shifting. I've been told to not expect things to pick up until around September.
We've been on ten weeks with no offers. The last viewers were put off by downstairs bathroom or I'm sure they would have offered.
Is anything else selling locally? It's yours the only one left on the shelf? What the average selling time in your area/with your agent?
I don't really think 3 months is that long tbh, esp over July and August when it can go flat anyway.
August is a quiet month anyway, but we had the Olympics this year which basically made everything dead as a dodo - and not just in property - all businesses were affected by the 'Olympic Slump'....
And now we're into autumn - unless you're lucky - chances are things will still be quiet until March of next year. Sorry to be the bearer of bad news, but that's how it is.:cool:
On the bright side, however
you could get lucky and that ONE buyer who wants YOUR property comes for a viewing and puts an offer in before Christmas! It can, it has, and it does - happen!
So keep your fingers crossed and meanwhile - ENJOY YOUR HOME. You wanted it once, remember!!:)0
