    Well, that explains the problem immediately. You can't hope to sell if the battery is only at 82%. Charge it up, man!

    I guess clutter is definition and perception of each individual.
    Well I said not too cluttered, as say in the lounge we have a chest for toys, so even though it's tidy and small chest is in the room, does it count as clutter? It doesn't get in the way of where you walk or sit

    As for price. It was in guide at high end with room for greater negotiations, now it should be bang on versus what things have sold and other guide.

    You either didn't see, follow or agree my earlier post, so I'll explain further, since YTO seems unwilling to comment on this.

    The parents in question are presumably not youngsters, and at a later time in life, hanging around marking time is unattractive. Perhaps they had sufficient money to take a £28k hit without blinking too hard. I could, if the incentive was right. You can't take it with you.

    The rest is about perception of risk. When the market is dodgy, people can find themselves caught like a rabbit in the headlights, with the option to jump or do nothing much. Sometimes, doing little or nothing pays off, but that's luck.

    The market crashed when I retired. We tried doing almost nothing, but it didn't work. Faced with a falling market, we decided to take a % hit similar to that of YTO's parents, sell and go rented, so that's what we did.

    With the benefit of Nethouseprices, I can look at what others sold for since then. It's a desirable location, so only 3 families have sold, but two went for £20k less than ours. The third has a recent 2 storey extension & loft conversion, so it's not really comparable, but I doubt that the cost of those was recovered.

    By staying put and reducing, say, by 10%, it's doubtful that we'd have sold for many months more. Instead, we were into our new property by mid 2009, which was bought from a highly motivated seller and was recently valued (not for sale purposes) at £50k more than we paid. Swings and roundabouts. ;)

    The applicability of this story to the OP may be limited, because I don't know their circumstances. Staying put and doing little might actually be right for them, as there isn't a one-size-fits all answer. Indeed, as an alternative, they could look at that into-the-garage extension, but not if they expect to recoup the cost any time soon! :)
  • I have been trying to sell our property for the past 4 months............I think the only real time people buy are at the beginning of the year.

    Estate agents always have an excuse for lack of sales ..."holiday season........... christmas season.........recovering from christmas season......" There is only that 2-3 month gap between Feb and April I think!

    TBH, just going by the size of the downstairs, I think your market is fairly limited - it is very small for a 4 bed house. The size of the downstairs is smaller than the last 3 bed house we had - the living room is about the same but the kitchen diner is a lot smaller and with 3 almost teenagers it drove us insane. I guess if you have a very young family and they go to bed at about 7 it might not be so bad.

    The layout and size of the downstairs is exactly the same as my grandson's old childminder's house and hers is a 3 bed. The upstairs of yours is bigger because of the integral garage.

    We were looking for a 4 or 5 bed house last year and wouldn't have looked at yours because of the downstairs. The upstairs didn't bother us so much.

    I can understand viewers comments about an extra reception room - with a growing family you would probably want one.

    I don't mean to pick on your house or anything as I'm sure it is lovely, but just giving my opinion.

    I agree downstairs is a bit smaller. Location it's a couple of miles away from major route train station, near major networks, not far from a city centre and still have a countryside surroundings.

    There are other 4 beds near us for sale
    Townhouse £250k
    Different style house kitchen diner bigger no garden £250k

    3 beds are smaller round us so not a fair comparison, but sub £200k properties like the 2 bed flats £150k area go quickly
  • Is there much extra space in the garage after a car is parked? Could you cut it into 2 for a small tv room? Make up the storgae space with a shed?
  • No garage is only big enough for car, but the drive in front can just about fit two cars on

    Spoke to vendor directly to see why they changed EAmand kindly got back to me. I was reading T&c and it states £500+vat for withdrawal!!

    I'm sure I asked before and I thought no fee, so will find out as thinking of changing EA

    OK, I am nosy and have found your house as there was nothing on TV this evening. It is a nice house and well presented. A couple of things you could do are get rid of the pouffe thing in the living room and get rid of the crib as it does not help the size of your bedroom.
    You say that houses around have gone for £230k recently, but if I do a search on Rightmove by your street name, I can see that the last 4 bed in your street to sell sold for £215k in 2005. Not too sure how your area is, but in a lot of the country house prices are back to 2004. In addition people will see that you paid £136k for yours back in 2000.
    Having said that though it is in a good location, close to motorway links and on the outskirts. I presume the schools aren't too good around there though as the EA blurb doesn't mention it, and that would be important to families who would potentially be interested.
