Right I am going to fire off a final email as I have to go out but want to get this thing sorted.

I have consulted with Shelter who have confirmed that your proposed course of action is indeed harassment, as is your email threatening this.
I have also spoke to the Police who have logged this as an incident, and have given me an incident number to call for their attendance should you attempt unlawful entry tomorrow.
I am also contacting the ARLA along with copies of your emails correspondence.
I feel this has escalated extremely quickly, from me exercising my statutory right to quiet enjoyment to you threatening to break into my property. You seem to think that simply giving me notice of viewings is enough, but you need to get my permission, which has not been granted.
As stated before, if you want to calm the situation down and discuss this civilly, I am happy to rearrange the viewing for next week. I feel this to be the most satisfactory course of action for both parties, as I do not wish to be harassed in my home and I am sure you do not wish to act illegally.
If a response via email or phone is not received by 4pm this afternoon I will assume that you wish to go ahead with your plan to break into my home, and the police will be informed accordingly.
Does this sound okay? I just want to get it resolved.0 -

They arrange all the viewings via email. That was easiest at first cos I was sick of going on my break at work to 5 missed calls and voicemails.
Honestly all want is to go to bed tonight not thinking someone is coming in my house.0 -

Given the problems police have dealign with tenancy law, go on the shelter web-site and download the pages about landlord's visiting rights/
I suggest that you explicitlly state in your next e-mail.

(As explained previously) I am on night shifts and therefore not available for any day-time viewings until (date).
I have spoken to the local police and they will attend if you attempt to break into the property.
Please halt your haressment. You have no right to bring people to view the property. If you make any further threats to break and enter the property, all further viewings will be refused.
I am prepared to permit viewing at (time, Date) next week providing you confirm in writing 24 hours beforehand that you have viewings.

It's a nice email but personally I wouldn't send it. You have said all you need to and the 4pm deadline thing is a bit odd. They could quite easily be out of the office or otherwise engaged.0

Its the fact they aren't responding thats annoying me. I know I probably should just leave it but then I'll be in a right state all night
4pm gives them (there are 2 involved) over an hour to respond to my emails, which up to now have been instantaneous. 0 -

They thought they would be able to scare you into allowing the viewing, but it didn't work - they are probably now busy trying to get hold of the propective buyer whom they promised to show round before getting permission!0 -
I sincerely believe that the agents have no intention of pursuing such an extreme and ridiculous course of action. Think about the expense, hassle and potential consequences of breaking into a property in such a manner in front of a client. However, it costs nothing to email a theatening message or talk bullsh1t down a phone.
They use vaguely legal-sounding phrases and stern deadlines as this is usually sufficient to intimidate people. Remember they have no forml training or qualifications and there is no requirement for them to have any knowledge of housing law. Letting agents are 90% guff & bluster, 5% smarm and 5% cheap suit (plus an extra 10% admin fee).
Please try not to stress too much- they are waiting for you to blink first.They are an EYESORES!!!!0
