They really are trying to intimidate you. If the director really did intend to break in then he would not be telling you in advance, would he? If someone is intending on breaking into your house then generally they do not inform you in advance of the time that they intend to do it.

And what does he intend to tell the prospective viewer for the house? "Oh, let me just break into the house and then I'll show you the well-appointed kitchen"? The viewer would run a mile. Would also be a useful witness for you though, if something did occur.
Write to the agents and ask for a copy of their complaints procedure. Are they a member of ARLA or another regulatory body? If so, complain to them immediately.
I'd be tempted to reply that you are aware that they intend to try to break in illegally but that in order to cover yourself legally, then they need to be aware that your friend will be there with her two rottweilers and that you simply cannot guarantee anyone's safety in these circumstances.
And hell, yeah, I'd get the rottweilers round. Or just play some barking sound effects if you can't be bothered.
But I'll bet you that the director does not show up. If he did intend to show up, he would not tell you about it in advance stating that he'll be pitching up with the locksmith, Des and a random viewer in tow. Pathetic.0 -

I emailed them the response above but have recieved no reply. I don't want it to even get to that point cos what if they DO take the door off? What do I do? Live without a door?
All they care about it selling the property, they don't give a !!!! about me. I had hoped her forwarding it to the director would mean he had a clue but he's just 10x worse!
hunnie it takes a short while to fix a broken door/ have it boarded up (and who would actually take people around and rip the door out in front of them?) its honestly not going to happen, but doors can be fixed and locksmiths will charge but you can claim the money back from LL
call the police and see if they will be a presence at the stated time63 mortgage payments to go.

I really don't think they'll even come round. Given a choice of turning up with locksmiths, potential buyer and their little monkey Des, taking a door off and risking arrest or rearranging for next week, they would be crazy not to just rearrange.
However if they do come and if they do have a go at the door, dial 999, say that somebody is breaking in right now, that you are inside and don't mention who it is. Don't give them the chance to dismiss it as a civil matter etc.0 -
I don't suppose you know someone on local newspaper or radio who will be there with a camera etc?
Maybe borrow a big dog with its lead attached to the front door?"This site is addictive!"

They are in the ARLA yes. Going on their complaints procedure now.
I hope it is just an empty threat but who does that! If I dont get my way I dont threaten people. I thought professional people don't stoop to that level. He is an older man too, would have thought he would have known better than to threaten a young girl!
They have refused to speak to me on the phone and they are not responding to emails.
I wish I had a friend with rotties. Sadly all I can muster is too daft as a brush persian cats

Who said letting agents were professional?
In my experience they are complete chancers.0 -

I have rang the non emergency police and the details have been logged and I have an incident number. If they come tomorrow I have to call them, quote the number and theyll come straight out.
Do you think I should write a final email saying
'i have an incident number blah de blah so either you rearrange for next week or you carry on with your threatened course of action. if i dont recieve a response by 4pm then I will assume you are going ahead?0 -
No decent locksmith will continue removing locks or a door once they become aware your in the premises
If they try just shout through the letter box youve rung the police
no Locksmith is going to want to carry on without being sure they are attempting to gain entry legally which as he isn't he won't0 -

I wouldn't bother. You've said all you need to and told them of your intention to call the police.0
