    I am currently trying to buy a house that was priced at 275k my offer 237k rejected outright, I offered 246k also rejected and seller has dropped the price to 265k and wants nothing less than 250k.

    House has been empty for 4 months, was a BTL needs 10k spent on it, I will let it and am a cash buyer!!

    Not a buyers market here!!!!,

  • After speaking to a very talkative estate agent today during a viewing the wife and I have decided to put our house search on hold until the new year. The chap is about my age 25ish and likes to talk, resulting in him letting slip some very insightful information (maybe a little naive still or just a nice guy. I think the latter)

    He spoke about the 3 D's and how these were most prevalent after Christmas.
    Death
    Debt
    Divorce

    Meaning more came onto the market and they were more desperate to sell - WIN/WIN!!

    I also didn't know that many agents freeze vendors contracts for 4 weeks over Christmas. If its this quiet we will postpone the search and save more money!

    All new clients they are taking on are to go live after Christmas, hopefully this will mean fewer interested parties per house and price reductions?????

    He identified a number of examples of houses on the market near us where agents are trying it on with price, this is typical apparently before Christmas because there is little else on for buyers to compare like for like.

    We will get much better value for money in the new year and many houses still on the market after Christmas will need to reduce to sell, bringing houses that are above the 250 SD threshold into our range.

    We can be patient but I sure do help he was talking sense and not just for the sake of it!
