    i hope it all works out for you OP.

    one thing i'd say is that 'With all of the news of a depressed housing markets in which buyers hold most of the cards' is totally innacurate.

    i have properties around me where a combination of deluded sellers and a lack of buyers mean that people who dont understand its 2012 and not 2007 have properties that sit on the market for up to 2 years, sometimes more. one on my road sat empty for 3 years before it sold :D

    YOU hold all the cards, i'm anti renting but if i got a good price for my house i'd rent for say 6 months so i was not under pressure to buy quickly. that way you've got your finances in order and can progress quickly, which of course is a big, big plus for you.

    You might want to rent rather than stay with the parents. We sold in Jan 2009 and didn't find our house until March 2010 (moved in August 2010 - vendor delayed the sale).

    We could have bought sooner if we'd been prepared to pay silly peak-2007 prices. Eventually someone who wanted a quick sale came along with a sensible price (in our opinion).

    It's like buying a second hand car - you either compromise and live with what's available at the moment, or hold out for exactly the right thing. Your choice.

    I've been looking at properties for sale in areas which don't appear to have been affected by the downturn at all but in the last month or so I have noticed that several properties each day are coming back on the Rightmove alerts after having their prices reduced.

    I have been looking at RM for over a year now and this is the first time I have noticed this. I wonder if anyone else has found this?

    Just wanted to say we are in the same position. We sold our first home earlier this year, our purchase fell through due to survey issues and we're now in rented. Nothing is coming up that we like enough to go for. In fact, we've been looking online for years since we first started thinking of moving, and I can't remember a time in which so little has come new to the market than in the last few months. We're concentrating on the nicest areas in our locality, so demand is high, but nobody will sell. The few that do come up seem to be over priced - asking prices seem to have leaped about 15% in the last 3 - 4 months. :-(
  • For us its a patience issue. If we wait another 6 months we can get something we really like, if we buy now we will get something smaller or in need work, and we wont have any money to do the work for a very long time!

    I'm noticing more coming onto the market and very few selling (hampshire) quickly, only houses realistically priced or very special are moving quickly (our problem - we like the special ones)

    SOOOOOOO many delusional vendors!

    Patience is the key for us!!!

  • Ok so we lack patience. Offered on a property today, just what we are looking for in a great area, vendors sale has fallen through so they need to sell, hoping a deal can be done as we cant afford the asking price.

    House needs TLC but bathrooms and kitchen are fine, kitchen not to our taste but we can live with it.

    Fingers crossed!!!

    We're in a similar situation. Vendor wants more than we are willing to offer. We've left our final offer with them...

    Meanwhile, their house isn't selling, we can't find anything else and my wife is getting more and more pregnant :D

  • Today we have had an offer accepted on a property we first visited and offered upon a month ago.

    Our initial best offer was rejected. We said we couldn't go any higher, they then said they would take it but having priced up work that needed doing we retracted the offer. Since then they have replaced the downstairs WC and upstairs green sweets with fresh white ones. We re-offered the same amount and they accepted. We are very pleased but not as pleased as my parents who will only need to put up with us for a month or two.
