we are in the same boat as you were... accepted an offer on our house from a cash buyer a month ago but have still not found anything!
We offered 301k (started at 290) about 3 weeks ago for a house on at 330 but no movement there.
We offer 250k on a house on for 290 (average house price in the street the last 5 years is 230 and the house was bought in 2010 for 250k)
I think they were both pretty fair offers, but we're holding on now to see if either get back to us...0 -

Update!!!
Exchanged contracts on our flat, we move out on the 1st October.
The equally good news is that a chain has now been confirmed for our purchase. 3 houses, last one in chain is empty so should be straight forward (famous last words) estate agents hope we will be in around the end of October or beginning of Nov.

Hello fellow property hunters! We've been searching for more than a year now, and are in the unfortunate position of having to move to a different rented property.
It has been a real dilemma of not wanting to buy somewhere we don't really want versus being beholden to a landlordWe've got less fussy, but it seems there are other people out there like us - 3 decent houses in the last few weeks have come and gone to "best and final" offers within a fortnight of coming onto the market.
In the meantime overpriced property in good areas, and most stuff in rubbish areas just languishes on the estate agents books....I've got a plan so cunning you could put a tail on it and call it a weasel.0 -
