We can't find anywhere to live!!!

You aren't alone.
We foolishly rejected 2 offers at different times / different people because we couldn't find anywhere to live. Then we had to wait about 2 months until the next offer.
We actually got so fed up with not being able to find the right house we leaflet dropped.
We went on google maps, scouted the area from the satellite imagery. In our case we figured out from street view and satellite images the right sized houses for us, then from those, the ones that faced south and then the ones that were in decent-ish locations. We then leaflet dropped 6 and got 2 responses.
The first response came within 2 hours of posting the leaflet. We have ended up buying that house. We are quite pleased with the result. Fully expecting to get no response, any response we anticipating them having us over a barrel on price. In fact the price was good, same as the sale prices from a few years ago. House is bang on south facing, not overlooked, the right size / layout etc. However even with this there are compromises. The compromise is the parking / drive and double garage is at the rear of the property.
The second response came 2 weeks later.
I would always recommend trying leaflet drops.0 -

We thought that too but still tried it.
The price we are paying is market value which is great. In fact they are pleased they don't have to have hoards of people traipsing through their house and they save on agents fees too.
Providing they are level headed they will see these benefits plus if your sale falls through they are more likely to wait.0 -

offer of 228 on a 240 home not enough. Viewed again today and have decided that this is our best offer based on the work needed.
We love the house but we would have no money left if we went any higher. We have gone with our heads not our hearts. Short term sacrifice for long term gain!!
We have discussed this most of the day and its become obvious that for what we want we need to spend 250k. This means moving into my parents house and saving for 6-8 month to save so we have 60k cash, 50k for a 20% deposit and 10k for fees and a bit of decoration.

Vendors have come back and said they would accept the 228k. We have said no thank you. We are aware they have offered on a property they love so if they get desperate we are happy to pay the original 222k. We shall see!! If not we will keep saving.
Our sale is picking up pace now. Think we will be out before I go back to work in September.
