Estate agents 'demanding' I leave bedroom furniture

    The EA and my letting agents are one and the same. (albeit under slightly different names) but operate from the same offices address. It appears to be a small 'family' company rather than a large chain so not large enough to warrant the complete lack of communication between the two, when it suits them.

    TBH I cannot imagine what it would be like if the EA was separate to the LA. Better or worse I wonder...
    Would definitely change the barrel on the lock whilst all this is going on. It is the only way you will be sure they are not entering without your knowledge.

    Perhaps if the EA were more professional you wouldn't have these problems. Seems like a family concern has become slipshod & lazy.

    You can do whatever DIY you like to a rental, as long as you put it back the way you found it at the end of the tenancy.

    They can't turf you out in the middle of a fixed term contract for it.
    Interesting opinion. It depends on what your "DIY" actually is.....there are a several discretionary Grounds for repossession which may apply:

    Ground 12
    Any obligation of the tenancy (other than one related to the payment of rent) has been broken or not performed.

    Ground 13
    The condition of the dwelling-house or any of the common parts has deteriorated owing to acts of waste by, or the neglect or default of, the tenant or any other person residing in the dwelling-house ........

    Ground 14
    The tenant or a person residing in or visiting the dwelling-house—
    (a)has been guilty of conduct causing or likely to cause a nuisance or annoyance to a person residing, visiting or otherwise engaging in a lawful activity in the locality, ........

    It is likely that they were that way from the start - remember that no qualifications, specific knowledge, training etc is required before anyone can set up in business as an LA, hence it should come as no surprise that muppetry abounds

    Even if letting/estate agents were regulated, unless the regulations were very clear and enforced effectively we would still be in the same position.

    Just look at the fact the had to tighten up deposit regulations after the first attempt at legislation left some very clear loopholes.
