You can do whatever DIY you like to a rental, as long as you put it back the way you found it at the end of the tenancy.
They can't turf you out in the middle of a fixed term contract for it.
If the landlord wants you out he must wait until you are on a rolling contract and can then give you two month's notice, no reason needed.
I'm really interested in the EA's reply to all this. How do they have your contact details, out of interest?0 -
You can change the locks, as long as you keep their lock and put it back before you leave.0

Not on the furniture subject sadly! They did want to bring a viewer round on Sunday morning at 9am. I refused as I only get the weekends off as I teach and there is no chance I am getting up bright and early on a Sunday for that!
I said no, and offered 11am/12pm as a suitable time. They said they 'must press for access, as the landlord is their client 'too' and they have been instructed to sell' and that was the only time the viewer could come. Not sure what the 'too' was all about as they certainly are not treating me with any thought!
I said no, again, and that the viewers inflexibility was not my responsibility. They sent me a snotty response saying the viewing was cancelled and they are going to speak to the landlord about how he wants to go forward with viewings in the future.
I am expecting my s21 shortly

The EA and my letting agents are one and the same. (albeit under slightly different names) but operate from the same offices address. It appears to be a small 'family' company rather than a large chain so not large enough to warrant the complete lack of communication between the two, when it suits them.
TBH I cannot imagine what it would be like if the EA was separate to the LA. Better or worse I wonder...0
